Independent chimney surveys in Knox Bridge

About our chimney survey in Knox Bridge

A chimney survey looks at the stack and everything around it: pots, cowls, flaunching, pointing, bricks and the flashings at the roof line. Inside, we check chimney breasts and the stack in the loft where it’s safe to reach. The findings come in a written report with photos and recommendations. It suits a single stack on a house as well as several on a larger building. We survey lead flashings, chimney breasts and flaunching, and people most often book us about loose, cracked or missing pots and a chimney out of line.

Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Different roofs, different checks

Chimney pots and cowls

A loose or cracked pot can fall from height. We record their condition with photos.

Rendered stacks

A rendered stack can mask problems in the bricks below. We look for cracks, hollow areas and staining.

Prices for chimney surveys in Knox Bridge

When we price a survey, we consider:

  • Building height and the viewpoints available
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Commercial roofs and larger buildings
  • The roof’s overall size

The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, with VAT included. We can help you choose the package that fits what you want to find out.

Helping us price your survey

Getting the details right at the start saves time. It is useful to include:

  • Any deadline, like an exchange date
  • Where any leaks, stains or damp patches show inside
  • The property’s address and postcode
  • What made you get in touch

Booking is simple: just ring 07833 053749 or email us, tell us about the property and we’ll explain which survey suits. We confirm the price before anything is booked.

Before and after the survey

Most of what helps is simple and safe from the ground. Our suggestions:

  • Book a sweep for flues that are in use
  • Check fixings on the stack are secure
  • Check your stacks from ground level after strong winds
  • File photos of the stacks with your home records

You can send the report to roofers or builders for quotes. Because everyone is pricing the same findings, the quotes are easier to compare.

Watch for damp or staining on chimney breasts. The sooner damp is spotted, the easier the cause is to find.

What we do, step by step

Before we start, let us know why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. Most visits take an hour or two on an ordinary house, and about three to four hours for a commercial roof. Somewhere like Knox Bridge needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. You let us know whether any stacks are shared, unused or leaning.
  2. The flashings and the roof around each chimney are inspected.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. Any lean, spalling or worn pointing is recorded.
  5. You receive a written report setting out what needs attention first.

How to prepare

  • Make sure pets are kept safely away
  • If you are buying, let the agent know when we’re coming
  • Move anything stored under the loft hatch

What a chimney survey does not cover

Before you book, it is worth knowing what a survey will not do:

  • What’s inside the brickwork or behind render, without opening up
  • Structural calculations for a leaning stack
  • The inside of the flue, which needs a sweep or flue specialist

If you’re not sure which survey you need, call 07833 053749 or email us and we will give you a straight answer. What our survey covers.

What we look at

  • Chimney pots and cowls
  • Chimney breasts
  • Brick chimney stacks
  • Lead flashings
  • Flaunching
  • Shared and party-wall stacks

Your questions about chimney surveys in Knox Bridge

Do you cover smaller places like Knox Bridge?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when booking.

Is my home in Knox Bridge listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

I live in a flat. Can you survey the roof?

Yes, once access has been agreed. The roof of a block or converted house is frequently shared, so the freeholder or managing agent needs to agree access. We inspect only the parts we are allowed to reach.

How long will you be at the property?

It normally takes about one to two hours at most homes, though large, tall or awkward roofs take more time. The written report follows by email, on the timescale of your package.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and testing are not part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them and suggest a specialist asbestos surveyor checks them before any work.

Do you need to get into the loft?

Yes, where the survey calls for it and there is safe access. Inside, we look for damp, staining, gaps and sagging.

Local roofs in Knox Bridge

What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand. Older houses across Kent frequently have handmade clay or peg tiles, and many have tile-hung walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

For any home in Knox Bridge, it’s the small, early fault that is cheapest to put right. If you let a flat or house near Staplehurst station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Checking the roof from the ground

It is useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.

A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.
