Tonbridge Electronic Leak Detection
Electronic leak detection in Tonbridge from an independent, experienced roof surveyor. More than 20 years and over 5,000 surveys.
- Water coming in under a flat roof
- Damp inside with no sign on the roof
- New roofs to check before paving or planting
What we cannot see
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Water entering through details rather than the membrane
- Carrying out the repair work
- Moisture spread under the membrane
If you’re not sure which survey you need, call 07833 053749 or email us and we will give you a straight answer. What a survey covers and doesn’t.
Roof types and parts we check
- Single-ply roofs
- Green roofs
- Flat roof membranes
- Commercial flat roofs
- Roof terraces and balconies
- Liquid-applied waterproofing
About our electronic leak detection in Tonbridge
Green roofs, ballasted roofs and roofs under paving are harder to test. What sits on the membrane can affect which method will work, and some may need lifting. We talk this through before we quote. Drawings or details of the roof’s layers are useful because they show what’s under the surface. We’ll tell you if the roof cannot be tested. If you’re worried about leaks under green or ballasted roofs and patched roofs that still leak, a survey will tell you what’s going on.
In a town like Tonbridge, flat roofs are common on rear extensions, garages, porches and dormers. Older ones are frequently felt, which frequently lasts around 15–20 years, while newer ones may be EPDM rubber or GRP fibreglass. The usual warning signs are standing water, splits and edges coming away. Standing water days after rain often shows a flat roof needs attention.
Findings are set out part by part, from the main slopes down to the gutters and outlets, each with a short note and a photo. It records what’s sound as well as what isn’t.

Electronic leak detection around Tonbridge
Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. About 4.1 miles north lies Ightham Mote, a reminder of how long the area around Tonbridge has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.
If you look after a building like New Beacon School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. If you live in an older home near Church of St Peter and St Paul, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear. If you own a rental within reach of Tonbridge station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

What you can safely check yourself
Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry and it will help the survey.
What happens on the day
Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. It usually takes longer on a large roof than a small one, with the construction of the roof playing a part too. A typical visit in Tonbridge begins with the street side of the roof and then moves round the building. Rear gardens and side paths frequently give the best view of extensions and back slopes, so unlocked gates help. Then, if it can be reached safely, we look in the loft.

Advice
Different roofs, different checks
Green and ballasted roofs
Some layers may need lifting for testing. We discuss this before quoting.
EPDM rubber roofs
Whether an EPDM roof can be tested depends on the membrane and build-up. We check this first.
Why get it checked now?
Water trapped under a membrane can soak insulation and decking. Finding the breach sooner limits that. On a house in a town like Tonbridge, wet loft insulation stops working and can stay damp for a long time. That adds to the bill long before the leak is obvious.

What affects the cost of electronic leak detection
Several things affect the price of a survey:
- The roof’s overall size
- Height and safe access
- Features like valleys, chimneys, dormers and parapets
- Whether it’s a home or a commercial building
Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You’ll know the figure before booking.
What we need to know
When you call or email, these details help:
- What kind of property and roof it is
- Any photos you have, taken from the ground or a window
- Access details, like a loft hatch or a shared roof
- The reason for the survey, like buying, a leak or storm damage
A quick phone call is usually the easiest start: phone 07833 053749 or send us an email, and we’ll ask about the building and what you need. The price is agreed before a date is set.
Common questions in Tonbridge
How should I get ready for a visit in Tonbridge?
It is useful to clear access to the loft, and to let us know about leaks, damp patches or recent work. Parking and access details for Tonbridge help us plan the visit.
Does a conservation area affect roof work in Tonbridge?
The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.
Can you survey at the weekend?
Surveys run on weekdays, Saturdays and Sundays. To arrange a date, ring 07833 053749 or use the contact form.
Do you use low-voltage or high-voltage testing?
It depends on the membrane and the build-up. Low-voltage testing normally needs a wet surface and high-voltage methods need the membrane dry and exposed.
How is ELD priced?
Electronic leak detection is quoted for your roof, because the method depends on the roof. The price depends on the roof’s size and build-up. For a quote, ring 07833 053749 or email us.
Can every flat roof be tested?
Not every roof is suitable. Some membranes conduct electricity, and some build-ups lack a suitable layer below. We will tell you if yours is not suitable at the start.
Do you climb onto every roof?
Not always. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the loft space and a drone where it applies, and the report records anything we couldn’t see.
