Our roof survey service in TN10
Three packages cover most roofs: Basic from £150, Standard from £250 and Premium from £400, with VAT included. Basic is a visual inspection with photos and written recommendations. Standard and Premium go further, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where it applies. Every package includes a written report. We are frequently asked to look into crumbling chimney pointing or cracked flaunching and flashings that have come away from the wall, on clay and concrete tiles, lead flashings and flat roofs.
It helps to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. Most visits take about one to two hours for a house, and about three to four hours for a commercial roof.
- You pick the package that suits your roof.
- We arrive at the agreed time and talk through any concerns.
- We inspect and photograph every part of the roof we can safely see.
- Extra checks are carried out where your package includes them.
- You get a written report with photos and clear recommendations.
How our prices work
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You’ll know the figure before booking.

Local landmarks in Tonbridge
Locally, jobs take us to homes and businesses close to Church of St Peter and St Paul, Royal Rise Primary School and Hillview School for Girls, among other places. Tonbridge’s nearest station is Tonbridge station, about 0.6 miles south-west. A little further out are The Milne Museum (within half a mile west) and Tonbridge Castle (less than half a mile south-west). The countryside around Tonbridge includes Tudeley Woods RSPB reserve and Barden Lake.
Roofs, chimneys and gutters across TN10
Owners across TN10, from Tonbridge and Hilden Park to the villages, book us to find out where their roof stands. A report helps you sort small faults before they let water in.
Across London and South East England, older homes often have slate or clay tiles, while many later ones have concrete tiles. That variety shapes every survey in TN10.
Tonbridge: Anyone responsible for a site like New Beacon School will know that a written record of a large roof helps plan work for the holidays rather than in term time. Living close to Haysden Country Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall.
Useful tips for TN10 property owners
Here are a few things we’d tell any owner:
- Tell us about any leaks or stains you’ve seen
- Ask about a flat roof on an extension or garage too
- Find records of any re-roofing or repairs
- Make sure we can open the loft hatch
With the Standard Survey you get a follow-up consultation, while Premium includes a consultation in person. You can ask us about anything that is not clear.
Keep the loft space ventilated. Condensation builds up when air can’t move, and it can wet timbers and insulation. Check insulation doesn’t block the airflow at the eaves.
Landlord and commercial surveys in TN10
Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out by urgency where it matters, which helps when budgeting.
Letting agents can arrange access with tenants, at a time agreed ahead of time. Surveys run on weekdays and at weekends, which helps when tenants work during the week.
Why get it checked now?
Leaving it means relying on what you can see from the ground. You might pay for work that doesn’t fix the real problem, or miss the fault that matters. A survey tells you what actually needs attention.
Questions to ask before you book
- Is there a chance to talk the report through?
- Their insurance cover
- How much experience they have with roofs like yours
- What exactly goes into their report
Different roofs, different checks
Lead flashings and valleys
Many older houses have lead in their valleys and hidden gutters. Worn or split lead lets water straight in.
Chimney stacks
Our chimney check is a visual inspection of the stack, and it isn’t a flue or gas safety check. We’ll tell you if the flue needs a specialist.
Common roof problems in TN10
Chimneys stand exposed above the roof. Mortar crumbles, the flaunching around the pots cracks and stacks can lean. Water that gets into a stack can show up as damp in the rooms below.
Look out for signs like these:
- Worn or blocked valleys
- Leaking gutter joints and downpipes
- Slipped, cracked or missing slates and tiles
- Ridge tiles that have lifted or moved
TN10: your questions answered
What does a roof survey include?
All the main parts of the roof: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Higher packages add moisture detection, structural checks, thermal imaging and a drone where it applies.
How long have you been surveying roofs?
We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys across London and the South East.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.
Does someone need to be in?
It depends on what we need to see. Inside the building and in the loft, we need someone to let us in.
Do you survey roofs on blocks of flats?
Yes. A shared roof needs access agreed first. Let us know about it when booking and we will explain what’s needed.
Does a roof survey replace a structural engineer?
No. Where we see something that needs a structural engineer, the report says so. Our survey isn’t a structural engineer’s report.
How long will you be at the property?
Allow between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. We’ll give you an idea of timing as you book.
