Our roof survey service in TN9
People book a roof survey for all sorts of reasons. Some have seen a mark on a ceiling or bits of tile in the garden, others want a check before selling or after years without one. Whatever the reason, the survey works the same way: a careful look, then a clear written report. We survey on weekdays and at weekends, so finding a time is rarely difficult. We survey clay and concrete tiles, ridges, hips and valleys and chimney stacks, and people most frequently book us about blocked, sagging or leaking gutters and loose chimney pots.
Every roof is different; as a rough guide, the survey takes about 1–2 hours for most homes, depending on how many separate roofs there are. If you have questions on the day, just ask.
- You pick the package that suits your roof.
- We arrive at the agreed time and talk through any concerns.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Extra checks are carried out where your package includes them.
- The report is emailed with findings and recommendations.

Nearby too are Ivy House Public House (less than half a mile west), New Beacon School (less than half a mile north-west) and Haysden Country Park (1.4 miles west). Tonbridge’s nearest station is Tonbridge station, roughly 0.6 miles south-west of the centre. Open spaces near Tonbridge include Tudeley Woods RSPB reserve and Barden Lake.
Roofs, chimneys and gutters across TN9
Older homes across TN9 often keep chimney stacks long after the fires went out, and the lead and mortar around them need watching. Valleys, gutters and fixings follow close behind.
London and South East England mix slate and clay tile roofs on older homes with concrete tiles on many later ones, and flat-roofed extensions and dormers are common everywhere. Each roof in TN9 is checked with its age and materials in mind.
Tonbridge: If you own a rental within reach of Tonbridge station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. With Ightham Mote about 4.1 miles north, the area around Tonbridge has a long history. Older roofs nearby frequently mix original materials with later repairs, and the survey shows where each one is.
Should I look at the roof myself first?
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That’s where a survey comes in, using safe viewpoints and a drone where it applies.
What affects the price in TN9
When we price a survey, we consider:
- Which survey package you book
- Extra roofs, like extensions, dormers or garages
- Whether it’s a home or a commercial building
- Building height and the viewpoints available
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before booking.
Getting in touch
To price your survey accurately, we will ask about:
- What made you get in touch
- Where water is showing inside, if it is
- The style of property, from a terrace to a block
- Your timetable, such as an exchange date
We confirm the price for the job before booking, so you know the cost up front. Prices start from £150, including VAT. For a price for your roof, ring 07833 053749 or drop us an email.
Tips from our surveys
From years of surveys, a few habits stand out as worth the effort:
- Move stored items away from the loft hatch
- File the report with your home documents
- Have details of recent roof work to hand
- Check the roof from ground level after storms
Any roofer you ask to quote can work from the report. They’ll see each defect and its location, so their quotes cover the same ground.
After a storm, check the roof from the garden and the street. Fragments of slate or tile on the ground mean something has shifted. Prompt repairs stop small problems growing.
What we’re asked to look at in TN9
Blocked gutters cause a surprising amount of damage. Once leaves and moss block a gutter, water spills down the brickwork. Hidden gutters behind parapets and in valleys can send water indoors, particularly near trees.
Typical things we’re asked to look at include:
- Worn or blocked valleys
- Cracked or blistered flat roof coverings
- Crumbling chimney pointing or cracked flaunching
- Condensation or damp timbers in the loft
Roof by roof
Lead flashings and valleys
Flashings and valleys are where many leaks start. That’s why we look at them closely.
Clay plain and peg tiles
Where tiles hang on walls or dormers, we check them too. Gaps in tile-hanging let water reach the wall behind.
FAQs for TN9
Can you survey a roof I share with a neighbour?
Yes, the part you own or can give access to. We can only look at neighbouring roofs as far as access allows. Shared stacks and upstands are looked at from your property.
How long will you be at the property?
On site, it typically takes about 1–2 hours for most homes, depending on how many separate roofs there are. Report times depend on the package.
Can you survey at the weekend?
Visits run seven days a week in the daytime, which suits people who work during the week. Let us know your preferred days when you book.
What does a roof survey cost?
Roof survey starts from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included.
What does a roof survey include?
We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, along with the loft where it is safe. The report includes photos and recommendations.
Is it the same as a RICS Level 2 or Level 3 survey?
No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.
Can you tell me how long my roof will last?
Not as a figure. The report explains the condition of each part and the signs of wear, and we say what needs attention and how urgently.
