How a roof survey works in Goudhurst
The report is written for you, in plain language. Each defect is described with photographs and a recommendation, and where it is relevant we say what’s urgent and what can wait. With the Standard Survey you also get moisture detection and a structural check. The Premium Survey goes further, with thermal imaging, a drone where applicable and a same-day report. Reports are sent by email. Typical surveys look at condensation or damp timbers in the loft and slipped, cracked or missing slates and tiles, across ridges, hips and valleys, the roof space and clay and concrete tiles.
In a village or hamlet like Goudhurst, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. On older roofs, it is usually the chimneys and lead flashings that need work first.
It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

What we cannot see
A survey is a close look at the roof, but it can’t do everything. Its limits include:
- Walls, floors and services below the roof
- Confirmation of asbestos in soffits or cement sheets
- Whether the roof structure meets design loads
If you’re not sure which survey you need, call 07833 053749 or email us and we will give you a straight answer. What a survey covers and does not.
What we look at
- Chimney stacks
- Lead flashings
- Natural slate
- Ridges, hips and valleys
- Clay and concrete tiles
- The roof space
- Flat roofs

What else we do in Goudhurst
Landlord and commercial surveys in Goudhurst
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Tell us about it when you book and we’ll plan the visit with that in mind.
If the property is let, the agent or a tenant can let us in. Surveys run on weekdays and at weekends, which helps when tenants work during the week.
How we price roof surveys
Survey packages start from £150, with VAT included. The price for your roof depends on:
- Features like valleys, chimneys, dormers and parapets
- How many separate roofs there are, like extensions, dormers and garages
- If the survey needs thermal imaging or a drone
- Basic, Standard or Premium
Every price we give includes VAT. Our price is from £150, including VAT. You will know the price for your survey before booking.
Getting in touch
The more you tell us, the easier it is to price the survey. When you contact us, tell us:
- What kind of property and roof it is
- Whether there’s a loft hatch, a shared roof or tricky access
- The reason for the survey, such as buying, a leak or storm damage
- Any stains, drips or damp patches you’ve seen indoors
When you’re ready to go ahead, ring 07833 053749 or drop us an email. From there it is a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.
Different roofs, different checks
Flat roof coverings
Felt flat roofs often last around 15 to 20 years, EPDM rubber around 30 to 50 and GRP up to about 30. We check how the covering is wearing.
Chimney stacks
Water that gets into a stack can show as damp in the rooms below. We check the flashings and mortar for the cause.
Do you need a roof survey in Goudhurst?
The underlay under the coverings matters too. Breathable roofing membranes came into use in the UK in the late 1990s, so many older roofs have bitumen felt underlay, and some very old roofs have no underlay at all. Torn or sagging felt lets water through.
It’s worth booking a survey if you’ve seen:
- Worn lead at chimneys and abutments
- Blocked, sagging or leaking gutters
- Torn or sagging underlay
- Leaning or weathered chimney stacks
Take an older house close to St Mary's Church: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
Choosing a roof surveyor
- Whether you can ask questions once you have the report
- Which viewpoints they use to see the roof
- Whether the price includes VAT
- Whether the inside of the roof is included
Common questions in Goudhurst
How do I find out if my home in Goudhurst is listed?
We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.
I let a flat near Marden station. Can you check the roof?
Yes, landlords and agents book with us as well as owners. Just call 07833 053749 or send us an email and let us know about the building.
Can you survey at the weekend?
Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Tell us which days suit you when booking.
Is this a RICS survey?
No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.
Can you survey in bad weather?
It depends on the weather and the survey. In high wind or heavy rain, a drone cannot fly and access may not be safe, so we’d move the date with you.
Can you survey a shared roof?
Yes, if whoever owns or manages the building agrees access. We check the parts we’re given access to.
What insurance do you have?
We are covered by professional indemnity and public liability insurance, for every survey we carry out.
How the survey works
Safety comes first on every visit. Everything that can be seen safely is inspected, and if part of the roof can’t be seen, the report says so. Most visits take roughly 1–2 hours for a house, and about three to four hours for a commercial roof. For a village or hamlet like Goudhurst, the journey is planned beforehand: let us know about lanes, gates and parking. On the day, we inspect whatever is safely visible, inside and out.
- We help you choose a Basic, Standard or Premium Survey.
- We arrive at the agreed time and talk through any concerns.
- We inspect and photograph every part of the roof we can safely see.
- Extra checks are carried out where your package includes them.
- You get a written report with photos and clear recommendations.
Getting ready for the survey
- Leave a clear route to the loft
- Have any questions written down, so nothing gets missed
- Make sure pets are kept safely away
