Roof surveys across TN18: what to expect
We survey roofs in TN18 and across London and South East England. We carry out surveys on weekdays and at weekends. We are insured for professional indemnity and public liability, and bring 20+ years’ experience. Each survey ends with a written report, emailed with photographs and recommendations. Houses, flats and commercial buildings all follow the same careful process. To arrange a survey, call 07833 053749 or send us an email. We’re often asked to look into slates or tiles that have slipped or broken and loose ridge or hip tiles, across flat roofs, lead flashings and ridges, hips and valleys.
We do not take risks to get a closer look. Everything that can be seen safely is inspected, and if part of the roof cannot be seen, the report says so. The survey usually takes roughly 1–2 hours for most houses, and longer for a large or complex roof.
- We help you choose a Basic, Standard or Premium Survey.
- We arrive at the agreed time and talk through any concerns.
- We inspect and photograph every part of the roof we can safely see.
- Extra checks are carried out where your package includes them.
- You get a written report with photos and clear recommendations.
How our prices work
There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. The price for your roof depends on its size, access and what you need to know.

Roof surveys across TN18: local notes
From Cranbrook, Hawkhurst and Baker's Cross to its smaller places, buildings across TN18 have roofs of every age. Chimneys, valleys, flashings and gutters are usually where the work is.
Across London and the South East, older homes often have slate or clay tiles, while many later ones have concrete tiles. That variety shapes every survey in TN18.
Hawkhurst: If you live in an older home near Church of All Saints, its chimney, valleys and lead work are likely to be the parts that need attention first. If you own a rental within reach of Etchingham station, the gap between tenancies is a good time to have the roof looked at.
What affects the cost of roof surveys
All our prices include VAT. What changes the price is:
- How big the roof is
- Whether thermal imaging or a drone is needed
- Features like valleys, chimneys, dormers and parapets
- The type of building, from a house to a block or an office
Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we will tell you which fits.
Helping us price your survey
The more you tell us, the easier it is to price the survey. When you get in touch, it helps to mention:
- How the loft is reached, if there is one
- The type of building and roof, such as pitched or flat
- When you need the report by
- Where any leaks, stains or damp patches show inside
Getting a price is simple: just ring 07833 053749 or drop us an email, let us know about the property and we will recommend the right survey. The price is agreed up front.
When you need someone else
In fairness, there are limits to any roof survey:
- How the roof will behave in every kind of weather
- Confirmation of asbestos in soffits or cement sheets
- Defects hidden under coverings or inside walls without opening up
What happens if roof problems are left?
Roof faults rarely stay the same size. A single gap lets water onto the timbers underneath, and damp timber slowly weakens. Finding it early keeps the work smaller.
What to check before booking
- Is VAT included in the price?
- What the report includes, and whether it has photographs
- What follow-up you get after the report
- How soon the report will arrive
Useful tips for TN18 property owners
A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:
- Check we can open the loft hatch
- Mention any flat roofs as well as the main roof
- Find records of any re-roofing or repairs
- Leave roof access to professionals
Keep the report with your property records. It gives you something to compare against later, and it can help when you sell.
Plan a roof survey every few years, or sooner after severe weather. Routine surveys pick up wear before it leaks. Compare each report with the last.
For landlords and managing agents
Letting agents can arrange access with tenants, at a time agreed beforehand. We survey on weekdays and at weekends, which helps when tenants work during the week.
Landlords and letting agents in TN18 book surveys as well as householders. A report with photographs gives you a clear record of the roof, useful for planning maintenance.
FAQs for TN18
How soon is the report ready?
Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Each report includes photographs.
How many surveys have you done?
We have more than 20 years’ experience and have completed over 5,000 surveys.
Does the weather affect the survey?
It depends on the weather and the survey. Strong wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.
How long does the visit take?
It normally takes an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Report times depend on the package.
Do you carry out surveys on Saturdays and Sundays?
Surveys run seven days a week. To arrange a date, phone 07833 053749 or drop us an email.
Does this replace a RICS home survey?
No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.
Do you go up on the roof?
When the roof and the conditions make it safe, yes. Many roofs can be seen well from windows, vantage points and the loft, and Premium includes a drone where applicable.
