Flat roof surveys for homes and businesses in Hawkhurst
Buying a home with a flat-roofed extension, dormer or garage? It helps to know that roof’s condition before you exchange. Many felt roofs need renewing after around 15 to 20 years, and EPDM and GRP often go on for longer. We set out the type of covering, its condition and the defects we found, with photographs of each. That gives you facts to raise with the seller or agent. We survey mastic asphalt, EPDM rubber and upstands and outlets, and the problems we’re asked to look at most are splits and cracks in the covering and outlets that hold water back.
Around a smaller place like Hawkhurst, flat roofs normally cover extensions, garages and dormers. Even a small flat roof can let lots of water into the room below. Knowing the covering and how it was laid tells you what to expect from it, from felt and asphalt to EPDM rubber and GRP. Ponding, splits and lifting edges are the signs to look for from a window.
What you get is a clear record of the flat roof on the day we saw it. It’s useful straight away, and a good reference for later, such as when you want to compare after future work.

Local flat roofs in Hawkhurst
Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. About 5 miles south-east lies Great Dixter, a reminder of how long the area around Hawkhurst has been built on. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.
If you own a rental within reach of Etchingham station, the flat roof over a let home is worth a look before it becomes a tenant complaint. If you look after a building such as Hawkhurst Church of England Primary School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

What affects the cost of flat roof surveys
We confirm the price for your roof before you book. These are the things that affect it:
- The size of the roof
- The number of roofs, including extensions and garages
- The type of building, from a house to a block or an office
- How tall the building is and how easy the roof is to see
A Basic Survey starts from £150, with VAT included. Standard is from £250 and Premium from £400. We confirm the price for your roof before you book.
What we need to know
If you can, have these to hand when you get in touch:
- Pictures of the roof from a safe spot, if you have them
- Any deadline, such as an exchange date
- Where the property is, with the postcode
- Whether there is a loft hatch, a shared roof or tricky access
If you are buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or use the contact form when you are ready.
How it works
The visit usually starts outside and finishes in the loft: outside views come first, then the loft space if there is safe access. In total, it takes about one to two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Parking around Hawkhurst is typically easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can often be seen well from ground level, and the loft shows the rest.
- First we go through the roof, what’s beneath it and any problems so far.
- We look at the roof from ground level, windows and the roof where it’s safe.
- We check the covering for splits, blisters, ponding and wear.
- We photograph and record the outlets, upstands, trims and rooflights.
- A written report with photos and recommendations is emailed to you.
How to prepare
- Leave side gates unlocked
- Make a note of anything you’d like us to look at
- Mention any parking restrictions on your street
Arrange a survey
If you have photos of the roof, send them over. Pictures from the ground or a window are fine; never climb up to get a better view. To get started, phone 07833 053749 or send us an email.

What we’re asked to look at in Hawkhurst
The details are often where a flat roof lets go first. Upstands, edge trims, outlets and the kerbs around rooflights move and weather differently from the rest of the roof. If they were rushed when the roof was laid, they’re often the first things to fail.
Look out for signs like these:
- Blocked or damaged outlets
- Loose or cracked edge trims
- Leaks around rooflights
- Splits, cracks and crazing
If you live in an older home near Church of All Saints, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.
Before booking any roof surveyor
- Which parts of the roof they’ll actually see
- What exactly goes into their report
- Will they check the loft as well as the outside?
- Is there a chance to talk the report through?
When you need someone else
In fairness, there are limits to any roof survey:
- Hidden layers beneath the covering
- A structural engineer’s assessment of the deck
- Whether old sheeting or boards contain asbestos
If you are not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer. What our survey covers.
What we look at
- Felt flat roofs
- EPDM rubber
- GRP fibreglass
- Upstands and outlets
- Mastic asphalt
- Single-ply membranes
Should I look at the roof myself first?
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That’s where a survey comes in, using safe viewpoints and a drone where it applies.

Hawkhurst: your questions answered
How do I find out if my home in Hawkhurst is listed?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Do you cover smaller places like Hawkhurst?
Yes, Hawkhurst is covered. We survey roofs across London and the South East, from towns to the smallest villages. Longer journeys are simply planned beforehand.
Can you survey any kind of flat roof?
Felt, asphalt, EPDM, GRP and single-ply roofs are all covered. Not sure what yours is? We will tell you in the report.
Can you find where water is getting through my flat roof?
The survey covers the covering and all the details where leaks normally begin, recording anything that could let water through. If the source is hidden, we may suggest a leak investigation or electronic leak detection.
Can you survey a flat roof on an office or unit?
Yes. Commercial and residential flat roofs are both covered. Expect about 3 to 4 hours on site for most commercial roofs, and larger roofs are quoted for their size.
How soon will I get the report?
Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, such as an exchange date, let us know as you book.
What insurance do you have?
We’re covered by professional indemnity and public liability insurance, for every survey we carry out.
