How a flat roof survey works in Four Throws
A flat roof survey looks at the covering, the edges, the outlets and the details where the roof meets walls and rooflights. Felt, asphalt, EPDM, GRP and single-ply PVC or TPO roofs are all part of the work. It suits a small roof over an extension or garage as well as a large one over flats, offices or units. You get a photo-illustrated written report and our recommendations. We are often asked to look into outlets that hold water back and upstands pulling away from walls, on EPDM rubber, mastic asphalt and upstands and outlets.
Flat roofs on exposed homes in small places like Four Throws take more wind and rain, so edges, upstands and laps take a beating. Older felt roofs, often around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are normally the first part of a flat roof to go.
After the visit, you get a written report with photos, sent by email. It explains the condition of the flat roof, the defects we found and what we recommend.

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. What your roof costs depends on its size, access and what you want to find out.

Flat roofs in Four Throws
Great Dixter, about 3.9 miles south-east, is one of the historic houses in the wider area around Four Throws. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.
The streets around a church such as Church of All Saints are often among the oldest in a place, and if your house is among the older ones nearby, flat-roofed rear additions and dormers added over the years are worth checking. Anyone responsible for a site like Hawkhurst Church of England Primary School will know that a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail.

What you can safely check yourself
Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us as you book and it will help the survey.
The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That’s where a survey comes in.
What we’re asked to look at in Four Throws
Flat roofs frequently get walked on for other jobs: to clean windows, fit aerials or air conditioning units, or reach a gutter. A covering that wasn’t designed for foot traffic can crack or puncture. Fixings added through the covering often start leaks too.
A survey can pick up problems such as:
- Pools of water lying on the roof
- Failed seals around rooflight kerbs
- Splits, cracks and crazing
- A sagging deck under the covering
If you let a flat or house near Etchingham station, the flat roof over a let home is worth a look before it becomes a tenant complaint.
What to check before booking
- How long the report takes to arrive
- Whether VAT is added on top
- What the survey won’t cover
- What happens after the report arrives
The survey, step by step
Once we’ve finished looking, we write up our findings in a report with photos. On timing, it typically takes about one to two hours for a small flat roof at home, and longer for a large commercial one. Rural addresses near Four Throws can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.
- First we go through the roof, what’s beneath it and any problems so far.
- We check the roof from ground level, windows and the roof where it’s safe.
- We check the covering for splits, blisters, ponding and wear.
- Upstands, outlets, edge trims and rooflights are checked and photographed.
- A written report with photos and recommendations is emailed to you.
Before the survey
- Point out any leaks or damp patches
- Leave side gates unlocked
- If you’re buying, check with the agent that we can get in
Book a survey
Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. For any other survey, just ring 07833 053749 or send us an email when you’re ready.

Questions from Four Throws
Is my home in Four Throws listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Will you come out to Four Throws?
Yes, we do. We survey roofs across London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.
Do you look for flat roof leaks?
The survey covers the covering and all the details where leaks typically begin, recording anything that could let water through. Where the source is not obvious, a roof leak investigation or electronic leak detection may be the next step.
Does a flat roof survey replace a RICS survey?
No. Our survey covers the flat roof only. It is not a RICS Level 2 or 3 home survey or a structural engineer’s report. It often sits alongside a buyer’s building survey.
How much does a flat roof survey cost in Four Throws?
Flat roof survey starts from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, including VAT.
Do you look in the roof space?
If there’s a loft and safe access to it, yes. The loft space can show things the outside can’t, such as damp timbers, staining or daylight.
Which flat roof coverings do you cover?
Felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply membranes are all part of the work. The report names the covering and explains its condition.
What we look for on each type of roof
GRP fibreglass
Movement in the deck or a thin layer of resin can lead to cracks in GRP. Our report notes cracks and any sign that the deck is flexing.
EPDM rubber
A rubber roof can last 30 to 50 years, provided its details were done well. We look closely at each of those details.
