Your questions about flat roof surveys in Staplehurst

Will you come out to Staplehurst?

Yes, Staplehurst is covered. We work right across London and South East England, and smaller places are part of that. The journey is planned ahead, so it’s useful to know about access.

Does a conservation area affect roof work in Staplehurst?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you check flat roofs for asbestos?

Asbestos testing isn’t part of our survey. If we see materials that could contain it, like cement sheets on a building from before 2000, we flag them and recommend a specialist asbestos surveyor.

What does the report include?

It works through the roof part by part, in writing and with photos, and ends with what we recommend. The most urgent items are made clear.

Does a flat roof survey replace a RICS survey?

No. It is a survey of the flat roof. It is not a RICS Level 2 or 3 home survey or a structural engineer’s report. Many buyers use it alongside a building survey.

Do you survey commercial flat roofs?

Yes. We survey flat roofs on offices, shops, industrial units and blocks of flats. We quote bigger roofs on their size and how they’re reached, so please call 07833 053749 or use the contact form with the details.

Is ponding on a flat roof a problem?

Standing water on a flat roof deserves a closer look. It often means a blocked outlet, poor falls or a dipping deck, and it wears the covering faster. Our survey notes the ponding and what seems to be causing it.

How a flat roof survey works in Staplehurst

Our Basic Survey, from £150, gives you a visual inspection with photos and written recommendations. The Standard Survey, from £250, adds moisture detection and a structural check. Moisture readings are useful on flat roofs, where water can spread under the covering before it shows inside. Larger commercial roofs are quoted for their size. If you’ve noticed loose or cracked edge trims and pools of water lying on the roof, a survey will tell you what’s going on.

Outbuildings, garden rooms and garages in places like Staplehurst frequently have flat roofs of their own. They’re rarely looked at until something gets wet. If you want them looked at too, mention them when booking. Smaller roofs use the same coverings as bigger ones, from felt to rubber and GRP, and age in the same way.

The report does not just list problems. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

What affects the price in Staplehurst

Prices always include VAT. The things that change the price are:

  • How big the roof is
  • Building height and the viewpoints available
  • Extensions, dormers and garages with roofs of their own
  • Chimneys, valleys, parapets and other details

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Flat roof survey starts from £150, including VAT.

Helping us price your survey

Getting the details right at the start saves time. Please include:

  • Where any leaks, stains or damp patches show inside
  • What’s prompted the survey
  • Your postcode, so we can check access and travel
  • Whether there is a loft hatch, a shared roof or tricky access

Most bookings start with a short call: call 07833 053749 or email us and we’ll ask a few questions about the roof. The price is agreed before a date is set.

What we are asked to look at in Staplehurst

A flat roof lies open to sun, rain and frost, and water drains off it slowly. In time, the covering dries out, cracks and loosens at its edges and laps. Most people book a survey after a leak, before buying, or when they think the roof is getting old.

Look out for signs like these:

  • Edge trims that have lifted or split
  • Outlets choked with leaves and silt
  • Leaks around rooflights
  • Gaps at upstands and abutments

Anyone responsible for a site like Staplehurst School will know that large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

Questions to ask before booking

  • Is VAT included in the price?
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Whether the loft space is looked at, where there is one
  • What the survey won’t cover

What’s in a roof survey

Flat roofs in Staplehurst

Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand.

For landlords with property near Staplehurst station, the flat roof over a let home is worth a look before it becomes a tenant complaint. Take an older house close to All Saints Church: the joins between later flat roofs and the old walls are where problems normally start.

DIY checks: what’s safe

It’s useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when booking.

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey.

What we can’t see

It’s a careful look at the flat roof, not the whole story. Its limits include:

  • A structural engineer’s assessment of the deck
  • Testing older roof sheets for asbestos
  • What’s under the membrane without opening it up

If you’re not sure which survey you need, call 07833 053749 or use the contact form and we’ll give you a straight answer. What a survey covers and does not.

What this survey covers

  • Single-ply membranes
  • Felt flat roofs
  • Upstands and outlets
  • Mastic asphalt
  • GRP fibreglass
  • EPDM rubber

Why get it checked now?

Ponding seldom gets better on its own. It typically points to an outlet, the falls or a sagging deck, and every wet spell adds to the wear. Knowing the cause early gives you more choice over what to do. Tradespeople may need to travel further to a smaller place like Staplehurst, so it helps to plan roof work rather than call someone out in a hurry. A survey gives you that notice.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Size, height and access can affect the price too.

Why us?

  • Prices that include VAT
  • Drone flown under a CAA Flyer ID and Operator ID
  • More than 20 years surveying roofs
  • Thermal imaging and drone inspection where they help

What we do, step by step

After the inspection, everything we found is written up in a report with photographs. On timing, most surveys take about one to two hours for a small flat roof at home, and longer for a large commercial one. In a smaller place like Staplehurst, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from the ground, with the loft showing the underside.

  1. We start with the details: the address, the roof’s use and any leaks or stains.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that is safe.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. Inside, we look for damp and staining under the roof where there’s access.
  5. You get a written report with photos and our recommendations.

Before the survey

  • Check we can get to the back of the property
  • Move anything stored under the loft hatch
  • If you’re buying, check with the agent that we can get in
