Flat roof surveys for homes and businesses in Sinkhurst Green
Our Basic Survey, from £150, gives you a visual inspection with photographs and written recommendations. The Standard Survey, from £250, adds moisture detection and a structural check. On a flat roof, moisture readings can help show whether water has got under the covering. Bigger commercial roofs are priced on their size and access. If you’ve noticed edge trims that have lifted or split and cracked or split membrane, we can find out what’s behind it, on mastic asphalt, upstands and outlets and single-ply membranes alike.
Somewhere as small as Sinkhurst Green, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: outlets, upstands, edges and the covering itself. The journey and access are planned beforehand. If there are outbuildings or garages with flat roofs, mention them when booking.
The report records the flat roof as we found it on the day. That makes it useful now and a handy reference later, for example when you want to check whether anything has changed.

How we price flat roof surveys
All our prices include VAT. The things that change the price are:
- Commercial roofs and larger buildings
- Chimneys, valleys, parapets and other details
- How big the roof is
- How tall the building is and how easy the roof is to see
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. Size, height and access can affect the price too.
What to tell us when you get in touch
A little information up front helps. It’s useful to include:
- Where the property is, with the postcode
- The style of property, from a terrace to a block
- Where water is showing inside, if it is
- Photos of the roof, taken safely from the ground or a window
Most bookings start with a short call: phone 07833 053749 or send us an email and we’ll ask a few questions about the roof. You’ll have a price before anything is arranged.
What we are asked to look at in Sinkhurst Green
Flat roofs swing between hot and cold more than most parts of a building. This constant movement works at laps, seams and board joints, which can open splits and cracks over the years. Older coverings that have lost their flexibility are the most likely to suffer.
Look out for signs like these:
- Upstands pulling away from walls
- Cracked or split membrane
- Outlets choked with leaves and silt
- Raised blisters across the surface
Anyone responsible for a site like Frittenden Church of England Primary School will know that large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.
What to check before booking
- Is there a chance to talk the report through?
- Will the report include photos?
- What experience they bring
- What the survey will not cover
The survey, step by step
The aim of the visit is simple: to see as much of the flat roof as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. The visit typically takes between one and two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Older roofs in small places like Sinkhurst Green can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- We start with the address and, on larger roofs, the roof area and access.
- Inside, we look for signs of water under the roof where we can reach.
- The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
- Each defect is photographed and its likely cause noted.
- You get a report setting out the condition and our recommendations, in order of urgency.
Before the survey
- Check we can get to the back of the property
- Move anything stored under the loft hatch
- If you are buying, let the agent know when we’re coming
Arrange a survey
If you’re buying, it is useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply phone 07833 053749 or drop us an email whenever suits you.

Flat roof surveys around Sinkhurst Green
Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops.
If you let a flat or house near Headcorn station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. The streets around a church such as Church of St Mary are often among the oldest in a place, and if your home is one of the older ones nearby, flat-roofed rear additions and dormers added over the years are worth checking.

Your questions about flat roof surveys in Sinkhurst Green
Is Sinkhurst Green in the area you cover?
Yes, Sinkhurst Green is one of the places we work. The survey and report are the same in Sinkhurst Green as anywhere else.
Is Sinkhurst Green within the area you cover?
Yes, we do. We work right across London and the South East, and smaller places are part of that. The journey is planned ahead, so it’s useful to know about access.
Will this cover the whole house?
No. It is a closer look at the flat roof, not a survey of the whole property. It works alongside a RICS home survey, not instead of one, and structural calculations need a structural engineer.
Can you survey any kind of flat roof?
We cover the main flat roof coverings: felt, asphalt, EPDM, GRP and single-ply. The report names the covering and explains its condition.
Can you give me structural calculations?
No. We point out what can be seen, like sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.
Will you check the loft?
Where it’s relevant to the survey and there is safe access, yes. A clear path to the hatch helps, and if the loft cannot be reached safely, the report says so.
How much is a survey?
Our price is from £150, including VAT. The final figure depends on the roof and the package you choose, and it’s agreed before booking.
Practical tips
A survey works best with a little help from you, before and after. Tips:
- Note the date and type of any roof work
- Clear roof outlets and gutters each autumn
- Book a survey every few years
- Check new fixings through the roof are properly sealed
Questions about the findings are always welcome. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one, so you can talk the findings through.
Check the roof from a window after a downpour. Water still lying a day or two later is worth getting looked at.
What we look for on each type of roof
Felt and built-up roofs
Felt roofs often last around 15 to 20 years, depending on how they were laid and looked after. Our report sets out its condition and the areas most at risk.
GRP fibreglass
A GRP fibreglass roof is a hard, resin-bonded surface over a timber deck. The survey checks for cracking at board joints, at the edge trims and where the roof meets walls.

Can I check my roof myself?
Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
