Sinkhurst Green questions

Is Sinkhurst Green in the area you cover?

Yes, Sinkhurst Green is within the area we cover. We cover the whole of London and South East England. You can call 07833 053749 or use the contact form with the address and a few details, and we will talk through which survey suits.

Is Sinkhurst Green within the area you cover?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Do you use drones?

Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules. We hold a CAA Flyer ID and Operator ID.

Which parts of the roof does snagging cover?

We check the coverings, ridges, verges, hips, valleys and flashings plus gutters, ventilation and visible underlay at the eaves. We look for leftover debris and knock-on damage too.

Will you walk on the roof?

Only where it is safe to do so. We check everything that can be seen safely: from ground level, from windows, from inside the roof space, from the roof where it is safe and by drone where it applies. Anything we can’t see is noted in the report.

Will you check the loft?

If it’s needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement, as far as the space allows.

How long have you been surveying roofs?

Over 5,000 surveys so far, across 20+ years of surveying roofs, and 98% of customers are satisfied.

New roof snagging for homes and businesses in Sinkhurst Green

Our report records what we see with photos and plain descriptions. Any dispute about the work is between you and your roofer or builder. Our report gives you an independent record to refer to. The report doesn’t price repairs or settle who is responsible, but it does set out clearly what we found. Common reasons to book are underlay not dressed into the gutter and ridge and hip tiles not properly fixed, on replacement roofs, new-build homes and ridges and verges.

Being in a small place like Sinkhurst Green makes no difference to the inspection itself: the journey, parking and access are simply agreed in advance. If there are outbuildings with roofs you want checked, mention them as you book. Buyers and owners of new roofs get the same approach as anywhere. Weekday and weekend visits are both available.

We write the report in plain English, so you don’t need to be a roofer to follow it. Photographs show what each point refers to.

Rented homes, blocks and businesses

If the property is let, the agent or a tenant can let us in. Surveys run seven days a week, which can make access easier.

We also survey roofs for businesses and commercial landlords. Larger roofs take longer, so they’re priced to suit.

What affects the price in Sinkhurst Green

When we price a survey, we consider:

  • Building height and the viewpoints available
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Which survey package you book
  • The number of roofs, including extensions and garages

For a price for your roof in Sinkhurst Green, call 07833 053749 or email us and tell us about the roof. We will confirm the figure before booking.

Helping us price your survey

If you can, have these to hand when you get in touch:

  • Pictures of the roof from a safe spot, if you have them
  • Any marks or damp showing indoors
  • The address and postcode of the property
  • Whether there’s a loft hatch, a shared roof or tricky access

We survey roofs on weekdays and at weekends. To find a date that works for you, call 07833 053749 or send us an email with the address and the days you’d prefer.

How it works

Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. The whole visit typically takes roughly 1–2 hours for a typical new house roof, longer where the roof is large or complicated. Older rural homes like those around Sinkhurst Green can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.

  1. You let us know what work was done and when.
  2. We check the coverings, ridges, hips and verges from safe vantage points.
  3. We look at valleys, flashings, gutters and the underlay at the eaves.
  4. We check the loft where safe and look for debris or damage.
  5. You get a photo report of each snag.

Preparing for the visit

  • Make a note of anything you’d like us to look at
  • Note where any stains or damp appear
  • Keep pets in another room

How to book

Advice

Should I look at the roof myself first?

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where applicable.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we check the roof.

Sinkhurst Green homes and their roofs

There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.

Take an older house close to Church of St Mary: ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges.

Why act early in Sinkhurst Green

A defects or warranty period does not last for ever. Checking the roof before it ends gives you time to raise anything we find. Where a roof is exposed, as many are in small places like Sinkhurst Green, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all inc. VAT. The price for your roof depends on its size, access and what you want to find out.

Signs you need new roof snagging in Sinkhurst Green

Vents can be left out, or insulation pushed against the eaves. Poor ventilation can lead to condensation in the loft.

We’re often asked to look at:

  • Offcuts and broken tiles left behind
  • Cracked lower roofs or marked walls after the work
  • Loose or badly finished ridge tiles
  • Underlay ending short at the eaves

Landlords with a home close to Headcorn station may find that a written report helps before buying a rental or paying for a new roof on one.
