New Roof Snagging in Kings Hill

New roof snagging across Kings Hill, backed by more than 20 years’ experience. Every survey ends with a written report and photos.

  • Tiles or slates sitting out of line
  • Damage to other parts of the building
  • Signs of condensation in the loft space

New roof snagging in Kings Hill

Do you need new roof snagging in Kings Hill?

Vents can be left out, or insulation pushed against the eaves. Poor ventilation can lead to condensation in the loft.

Here are some of the things we see often:

  • Cracked lower roofs or marked walls after the work
  • Missing or blocked roof ventilation
  • Broken coverings left on a new roof
  • Flashings not properly dressed or fixed

Take an older house close to Church of St John the Baptist: the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

Choosing a roof surveyor

  • Whether they hold professional indemnity and public liability insurance
  • Whether the loft is part of the inspection
  • Their drone registration, if they fly one
  • What the survey will not cover

What a good roof survey covers

New roof snagging in Kings Hill: what you get

Replacing a roof costs a lot, so it makes sense to check the work before you pay the final bill. Our new roof snagging inspection looks for faults and unfinished work on the roof and around the property. You get a report with photographs that you can pass to your roofer. We are independent of the roofer who did the job. If you’re worried about missing or blocked roof ventilation and debris left in gutters or valleys, we can find out what’s behind it, on replacement roofs, flashings and valleys and loft conversions and dormers alike.

In a smaller place like Kings Hill, some houses face open ground, so their roofs may take more wind and driving rain. Loose ridge tiles, lifted coverings and tired flashings are the kind of things that show it. For a purchase or a new roof, those exposed edges are looked at closely. Wind lifts anything already loose, so a small fault on an exposed roof does not stay small for long.

After the visit, you get a written report with photographs, emailed to you. It sets out the condition of the new roof, any defects and our written recommendations.

The survey, step by step

The aim of the visit is simple: to see as much of the new roof as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. It typically takes an hour or two for most homes, depending on how much new work there is to check. Parking around Kings Hill is typically easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can often be seen well from the ground, and the loft shows the rest.

  1. We agree what to focus on, such as a payment date or a warranty period ending.
  2. The roof is inspected from ground level, vantage points and the roof where safe.
  3. Each detail at ridges, verges, valleys and flashings is looked at.
  4. We check the gutters, lower roofs and walls for debris or damage.
  5. We send a written report you can pass on.

Before we arrive

  • Make a note of anything you’d like us to look at
  • Clear the way to the loft hatch
  • Keep pets out of the way during the survey

What we cannot see

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Fixings and underlay hidden under the coverings
  • A promise that the roof won’t leak
  • Legal advice on your contract

If in doubt, call 07833 053749 or send us an email and we’ll point you to the right survey. What a survey covers and does not.

What we look at

  • New flat roofs
  • Loft conversions and dormers
  • New-build homes
  • Flashings and valleys
  • Ridges and verges
  • Replacement roofs

Kings Hill homes and their roofs

The wider area around Kings Hill has a long history of building, with Old Soar Manor about 3.7 miles west. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.

Your questions about new roof snagging in Kings Hill

Do you cover smaller places like Kings Hill?

Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

How do I find out if my home in Kings Hill is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Will you check every nail and clip?

No. We inspect what can be seen without opening up the roof, so fixings under the coverings cannot be checked. The report says what could and couldn’t be seen.

Can you survey at the weekend?

Visits run seven days a week in the daytime, which suits people who work during the week. Just say which days work for you.

Do you need to get into the loft?

If the survey needs it and the roof space can be reached safely, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.

How much is new roof snagging?

Prices start from £150, including VAT. The price depends on the size of the roof and the access. For a price, ring 07833 053749 or send us an email.

Will you walk on the roof?

Not always. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where applicable let us see the rest, and the report records anything we couldn’t see.
