How it works

We do not take risks to get a closer look. Everything that can be seen safely is inspected, and if part of the roof can’t be seen, the report says so. The survey usually takes roughly 1–2 hours for most houses, rising to roughly 3–4 hours on a commercial building. Cottages and farmhouses around Sinkhurst Green frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. You book once your offer is accepted and tell us the address and your timetable.
  2. Access is arranged through you, the agent or the seller.
  3. The roof is inspected from every safe vantage point, inside and out.
  4. We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
  5. You receive a written report with photos and recommendations to read before exchange.

Getting ready for the survey

  • Make a note of anything you’d like us to look at

Pre-purchase roof survey in Sinkhurst Green

Older homes often have roofs that have been patched over the years. Slates slip when their nails corrode, lead valleys and flashings wear, and chimney pointing crumbles. Little of that is easy to judge from the pavement on a viewing. We look closely and record what we see, with photos so you can see it for yourself. Each finding is explained in plain words, so you know what it means for the house you are buying. If you’ve noticed lead that has worked loose at a wall or chimney and signs of past leaks inside the loft, we can find out what’s behind it.

For a small place like Sinkhurst Green, the visit is planned like any other: the journey, parking and access are simply agreed beforehand. If there are outbuildings with roofs you want checked, mention them as you book, so the visit can be planned around them. Whether you are buying or checking new work, the same care goes into it. Visits can be booked on any day of the week.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Questions from Sinkhurst Green

Can you fly a drone over a roof in Sinkhurst Green?

The answer turns on the exact location and the conditions on the day. Sinkhurst Green is about 3 miles from Headcorn Aerodrome, so the Drone Safety Map is checked for restrictions around it before we fly. The flight also waits for calm, dry weather, and the rest of the survey does not depend on the drone.

Does a conservation area affect roof work in Sinkhurst Green?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Can you survey a shared roof?

Yes, as long as access is agreed. The roof of a block or converted house is frequently shared, so the building owner or managing agent needs to agree access. We inspect only the parts we’re allowed to reach.

Do you go up on the roof?

Only where it is safe to do so. We inspect from the ground, from windows and vantage points, from the loft and from the roof itself where safe. The Premium Survey adds a drone inspection where applicable.

Can you survey at the weekend?

We carry out surveys on weekdays and at weekends. To find a day that suits you, ring 07833 053749 or email us.

Can you survey in bad weather?

Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We will rearrange with you if the weather isn’t right.

Is a roof survey worth having alongside a home survey?

They do different things. A RICS home survey covers the whole building, and ours concentrates on the roof alone. Our survey complements a RICS survey and does not replace one.

What a pre-purchase roof survey looks like in Sinkhurst Green

If your home is older, it’s worth knowing whether it is listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.

Take an older house close to Church of St Mary: older patch repairs can hide behind a tidy front slope, and the survey looks past them.

Why act early in Sinkhurst Green

A seller may honestly not know the state of the roof. The forms they complete only show what they’re aware of. An independent look tells you how the roof is now. Where a roof is exposed, as many are in small places like Sinkhurst Green, driving rain gets into any weakness, and damp in older walls is slow to dry out.

Prices start from £150, with VAT included, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. You will know the price for the job before booking.

Checking the roof from ground level

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.

Useful tips for Sinkhurst Green property owners

Small things make a difference. Some pointers:

  • Ask whether there are papers for past roof work
  • For a flat, check who is responsible for the roof
  • Mention any deadline when you contact us
  • Check we’ll be able to get into the roof space

It is worth sharing the report with your solicitor so questions can go to the seller’s solicitor. Past repairs, re-roofing and any records of that work are all fair questions, particularly where we have found patch repairs.

Once you’ve moved in, keep gutters, valleys and outlets clear, ideally once the leaves have dropped. Overflowing water is behind a lot of damp. Get a professional in rather than climbing up yourself.

For landlords and managing agents

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work.

If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, phone 07833 053749 or email us.

Common roof problems in Sinkhurst Green

Flat roofs turn up on extensions, dormers, porches and garages. Felt flat roofs often last around 15 to 20 years, and ponding, blisters and splits are common signs of age. A buyer can easily miss them, particularly when they’re only visible from an upper floor.

Here are some of the things we see often:

  • Quick fixes on flashings and valleys
  • A ridge or slope that dips
  • Lead that has worked loose at a wall or chimney
  • Signs of past leaks inside the loft

Landlords with a home close to Headcorn station may find that the roof is worth checking before you add another property to a portfolio or pay a roofer in full.
