Pre-purchase roof survey in Staplehurst

A RICS Level 2 or Level 3 survey covers the whole building, so the roof is one item among many. Our survey is not a RICS survey, and it doesn’t replace one. What it adds is a closer look at the roof alone, with photos and written recommendations you can act on. The two sit side by side if you want the fullest picture. We survey clay and concrete tiles, the roof space and flat-roofed extensions and dormers, and common reasons people get in touch are slipped or missing slates and tiles and lead that has worked loose at a wall or chimney.

Houses in smaller places like Staplehurst can stand more in the open than those in a built-up town, so their roofs may take more wind and driving rain. Ridges, verges and flashings are where that weather normally shows first. For a purchase or a new roof, those exposed edges are checked closely. On an exposed roof, a loose ridge or verge soon becomes a bigger job.

The report does not just list problems. It explains what we found, why it matters and what we recommend.

What we’re asked to look at in Staplehurst

The fixings and underlay frequently fail before good slates or tiles do. Natural slate can last 100 years or more, but corroded nails let slates slip. That kind of wear is common on older roofs and easy to miss from the ground.

Common reasons to book include:

  • Flashings that have lifted or split
  • Gaps where slates or tiles have come loose
  • Ponding, blisters or splits on a flat roof
  • Quick fixes on flashings and valleys

The streets around a church like All Saints Church are frequently among the oldest in a place, and if your home is one of the older ones nearby, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

What a roof survey includes

How it works

We check the roof from outside and, where it is relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit usually takes about one to two hours at the house you’re buying, depending on its size and how much of the roof can be seen. With a bit of garden around a house, as there often is around Staplehurst, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. The loft, where there is safe access, completes the picture.

  1. Once your offer is accepted, you let us know the address and when you hope to exchange.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. Inside, we check the roof space and look at the roof from windows.
  5. You get a report with photos and recommendations before you exchange.

Before the survey

  • Leave side gates unlocked
  • Check the loft hatch can be reached
  • Dig out any old roof reports or invoices

FAQs for Staplehurst

Will you come out to Staplehurst?

Yes, Staplehurst is covered. We survey roofs across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

How do I find out if my home in Staplehurst is listed?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and testing are not part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Is your roof survey a RICS survey?

No. Our survey looks at the roof only, and it’s not a RICS Level 2 or Level 3 survey. It works alongside a home survey.

When will the report arrive?

It depends on the package: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Let us know your timetable when booking.

Do you use drones?

Yes, where it applies and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

Do you need access inside the house?

Ideally, yes. The loft tells us a lot about the roof, and views from upper windows help too. Access is usually arranged through the agent or seller.

Checking the roof from ground level

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry and it will help the survey.

Landlords, agents and block managers in Staplehurst

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client, photographs included.

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps when budgeting.

Buying a home or a new roof in Staplehurst

Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. For a purchase or a newly finished roof, the materials decide which details matter most.

Landlords with a home close to Staplehurst station may find that a written report helps before buying a rental or paying for a new roof on one.

What a pre-purchase roof survey does not cover

It’s a careful look at the roof, not the whole story. Its limits include:

  • Structural calculations (that is a structural engineer’s job)
  • Confirmation of asbestos in cement sheets or soffits
  • The condition of the rest of the house (that is a RICS home survey)
