Your questions about flat roof surveys in Marden Thorn
Is my home in Marden Thorn listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.
Is Marden Thorn in the area you cover?
Yes, Marden Thorn is one of the places we work. The survey and report are the same in Marden Thorn as anywhere else.
Do you cover flat roofs on blocks of flats?
Yes. We survey flat roofs on offices, shops, industrial units and blocks of flats. We quote bigger roofs on their size and how they’re reached, so please phone 07833 053749 or use the contact form with the details.
What types of flat roof do you survey?
We cover the main flat roof coverings: felt, asphalt, EPDM, GRP and single-ply. We record what the covering is and how it is holding up.
Do you need to get into the loft?
Where it is relevant to the survey and there’s safe access, yes. A clear path to the hatch helps.
What insurance do you have?
Every survey is covered by professional indemnity and public liability insurance, and details are available on request.
Do you give a life expectancy for the roof?
A precise figure is not something we give, because it depends on upkeep, weather and how the roof was laid. Our report describes the condition and what needs doing, and when.
Flat roof survey in Marden Thorn
Our flat roof survey checks the waterproof covering and every detail around it, from edges and upstands to outlets and rooflights. We cover felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply roofs. We survey extension, garage and dormer roofs as well as bigger roofs on flats, offices and units. The findings go into a written report with photos, setting out the defects and what we’d recommend. We survey GRP fibreglass, mastic asphalt and single-ply membranes, and people most often book us about a sagging deck under the covering and leaks around rooflights.
Some older homes in villages like Marden Thorn are listed or in a conservation area, which can shape what a new flat roof may look like. If you are planning work, check with the council first. Finding out what state the roof is in gives you the facts to plan with. Listed building consent is needed for changes that affect a listed building’s special interest.
The report records the flat roof as we found it on the day. That makes it useful now and a handy reference later, for example when you want to check whether anything has changed.

Can I check my roof myself?
It is useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us as you book, as it helps us focus the survey.
What you cannot do safely is get up close. Roofs are fragile and slippery. That is where a survey comes in.
What we cannot see
Every survey has limits, and it’s better to know them up front. Bear these in mind:
- A fixed date for when the roof will need replacing
- Whether the deck or joists are strong enough
- What’s under the membrane without opening it up
If you are not sure which survey you need, ring 07833 053749 or drop us an email and we will give you a straight answer before booking. What our survey covers.

What affects the cost of flat roof surveys
A few things affect what a survey costs:
- Features like valleys, chimneys, dormers and parapets
- How tall the building is and how easy the roof is to see
- Roof area
- The number of roofs, including extensions and garages
What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Flat roof survey starts from £150, including VAT.
Getting in touch
To price your survey accurately, we’ll ask about:
- Whether there’s a loft hatch, a shared roof or tricky access
- The type of building and roof, like pitched or flat
- Any stains, drips or damp patches you’ve seen indoors
- The address and postcode of the property
Booking is simple: just phone 07833 053749 or email us and give us a few details about the property and we’ll explain which survey suits. The price is agreed up front.
What we do, step by step
We do not take risks to get a closer look. Everything that can be seen safely is inspected, and if part of the roof can’t be seen, the report says so. Most visits take about 1–2 hours for a small flat roof at home, and longer for a large commercial one. Around Marden Thorn, older homes can have small or awkward roof spaces, so it’s useful to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.
- We start with the address and, on larger roofs, the roof area and access.
- We check the rooms or spaces under the roof for staining where there’s access.
- The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
- We record every defect with a photo and its likely cause.
- The report explains the condition and recommends what to do first.
Before the survey
- Dig out any old roof reports or invoices
- For a flat or shared roof, check access with the freeholder or managing agent
- Keep pets inside or away from the areas we’re looking at

Landlord and commercial surveys in Marden Thorn
If the property is let, the agent or a tenant can let us in, at a time agreed in advance. Surveys run on weekdays, Saturdays and Sundays, which helps when tenants work during the week.
Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client, photos included.
What we look for on each type of roof
Single-ply membranes
Single-ply PVC and TPO membranes are common on commercial roofs and newer buildings. The survey looks at welded seams, edges, fixings and signs of damage.
Mastic asphalt
Mastic asphalt is a heavy, seamless covering frequently found on older blocks, balconies and commercial roofs. The survey checks for crazing, cracking, blistering and splits where the asphalt turns up the walls.
Flat and commercial roofs around Marden Thorn
Older houses across Kent frequently have handmade clay or peg tiles, and many have tile-hung walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask.
In and around Marden Thorn, as anywhere, a roof is easiest to deal with when its problems are found early. Landlords with a home close to Marden station may find that the flat roof over a let home is worth a look before it becomes a tenant complaint.
