How a flat roof survey works in St Ann's Green

A flat roof survey looks at the covering, the edges, the outlets and the details where the roof meets walls and rooflights. We cover felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply roofs. It suits a small roof over an extension or garage as well as a large one over flats, offices or units. You get a written report with photos and our recommendations. We survey single-ply membranes, EPDM rubber and mastic asphalt, and the problems we are asked to look at most are failed seals around rooflight kerbs and a sagging deck under the covering.

Flat roofs on exposed homes in small places like St Ann's Green take more wind and rain, which is hard on edges, upstands and joins in the covering. Felt roofs, which often last around 15–20 years, normally show it first. Rubber and GRP last longer, though trims and joints still need a look. Exposed edges are typically the first part of a flat roof to go.

After the visit, you get a written report with photos, emailed to you. It sets out the condition of the flat roof, any defects and our written recommendations.

Common roof problems in St Ann's Green

Water that does not drain sits on the roof and speeds up wear. Blocked outlets, poor falls and a sagging deck are the usual causes. Leaves and silt from nearby trees can soon choke an outlet.

A survey can pick up problems such as:

  • Pools of water lying on the roof
  • Outlets choked with leaves and silt
  • Water getting in at rooflights
  • Damaged trims at the roof edge

For any home in St Ann's Green, it is the small, early fault that is cheapest to put right.

Choosing a roof surveyor

  • Which parts of the roof they’ll actually see
  • How long they’ve been surveying roofs
  • Whether the roof space is looked at, where there is one
  • Their insurance cover

What a roof survey includes

Tips from our surveys

These tips come from what we see on roofs every week:

  • Check from a window for ponding after heavy rain
  • Make sure new fixings through the roof are properly sealed
  • Plan a survey before the covering reaches the end of its usual life
  • Keep clear of rooflights and fragile roof sheets

If anything in the report isn’t clear, just ask us. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one, giving you a chance to go through what we found.

Have the roof surveyed every few years, and after any work that goes through it. You will spot changes early and have a record to look back on.

Your questions about flat roof surveys in St Ann's Green

Do you cover smaller places like St Ann's Green?

We do. A small place gets exactly the same survey as a big one.

Do you cover St Ann's Green?

Yes, St Ann's Green is one of the places we work. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

Can you give me structural calculations?

No. We point out what can be seen, such as sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.

Can you survey a flat roof on an office or unit?

Yes. We survey flat roofs on commercial buildings as well as homes. A commercial roof typically takes about 3 to 4 hours on site, longer if it’s large or complex, and larger roofs are quoted for their size.

Are you insured?

Our cover is professional indemnity plus public liability.

How experienced are you?

We have completed more than 5,000 surveys, across 20+ years of surveying roofs, with 98% customer satisfaction.

What’s in the survey report?

It explains what we saw, what it means and what we’d suggest, with photographs throughout. It also says if any part of the roof couldn’t be seen safely.

What we do, step by step

We do not take risks to get a closer look. We inspect whatever is safely visible, and anything we cannot see is noted in the report. The survey usually takes about one to two hours at most homes; commercial roofs usually need 3–4 hours. Somewhere like St Ann's Green needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. The roof is viewed from safe positions, including the roof itself where that’s safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. The report, with photographs and recommendations, comes to you by email.

Flat and commercial roofs around St Ann's Green

Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there. Older houses across Kent frequently have handmade clay or peg tiles, and many have tile-hung walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

If you own a rental within reach of Marden station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

How the survey changes by roof type

Felt and built-up roofs

Felt roofs frequently last around 15 to 20 years, depending on how they were laid and looked after. Our report sets out its condition and the areas most at risk.

GRP fibreglass

GRP can crack if the deck beneath flexes or if the resin was laid too thin. We record any cracking and any signs of the deck moving.

What happens if roof problems are left?

Ponding seldom gets better on its own. Most often it means blocked outlets, poor falls or a deck that is dipping, and each wet season wears the covering further. Finding the cause now keeps more options open. Matching old materials, such as handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.

Honest limits

It’s a careful look at the flat roof, not the whole story. The main limits are:

  • Asbestos testing, which needs a specialist asbestos surveyor
  • What’s under the membrane without opening it up
  • Areas we can’t see or reach safely, including fragile rooflights and sheeting
