Storm damage roof report in St Ann's Green: what you get
We inspect the roof from wherever it can safely be seen: from ground level, from windows and higher points, from the loft space and from the roof where it is safe. We photograph and describe each area of damage. If part of the roof cannot be seen, the report says so. The report, with photos, is yours to pass to your insurer. If you’ve noticed slipped or missing slates or tiles and holes or cracks caused by debris, a survey will tell you what’s going on, on gutters and fascias, slate and tile slopes and chimney stacks alike.
Roofs in small places like St Ann's Green often stand in the open, where storms hit ridges, verges and chimneys hardest. Once water gets into older walls, it takes a long time to dry, which makes finding the cause quickly worthwhile. A written record also helps if you need to explain it to anyone else.
If any part of the roof couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t.

How the survey works
Where it is relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit typically takes an hour or two at most homes, and more on a big or complicated roof. In a small place like St Ann's Green, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- First you give us the date of the storm and what you’ve noticed, inside and out.
- We inspect the roof from safe viewpoints and from the loft where there is access.
- The damage is recorded with photos, area by area.
- We note the likely cause, including any signs of wear that were there before the storm.
- We send you a written report with photos, ready to give to your insurer.
Before we arrive
- Make a note of anything you’d like us to look at
- Note where any stains or damp appear
- Check the loft hatch can be reached

Advice
St Ann's Green: your questions answered
Is St Ann's Green within the area you cover?
We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
Is St Ann's Green in the area you cover?
Yes, St Ann's Green is one of the places we work. The survey and report are the same in St Ann's Green as anywhere else.
My storm claim was turned down. What now?
Raise it with your insurer first. The Financial Ombudsman Service may look at it if that does not resolve it. The Ombudsman asks about storm conditions, whether the damage is consistent with a storm and whether the storm was the main cause.
I live in a flat. Can you survey the roof?
Yes. Shared roofs just need a little more planning, with the freeholder or managing agent. Let us know about it when booking and we’ll explain what’s needed.
How should I record storm damage myself?
Only from ground level or from windows. Never climb onto a roof after a storm. With binoculars, you can see a lot from ground level and we’ll inspect the rest from safe positions.
How many surveys have you done?
We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and the South East.
Which days do you carry out surveys?
We survey seven days a week: Monday to Friday, Saturdays and Sundays. Tell us which days suit you when booking.
What a storm damage roof report looks like in St Ann's Green
England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. The covering and its details give the first clues when tracing where water is coming from.

Common roof problems in St Ann's Green
Some people book because a claim has been questioned. An independent report gives you another view of the roof. We can’t say whether the decision will change.
We are often asked to look at:
- Broken or displaced guttering
- Lead lifted at abutments
- Slipped or missing slates or tiles
- Roofs hit by falling trees
For landlords with property near Marden station, a tenant living with a leak needs the cause found, not just the stain painted over.
Choosing a roof surveyor
- Whether the loft is part of the inspection
- Which viewpoints they use to see the roof
- What insurance they carry

What we look for on each type of roof
Flat roof coverings
Debris blown onto a flat roof can puncture the covering or block outlets. Any damage is recorded with photos.
Ridge and hip tiles
Worn mortar under ridge tiles can let them lift in a storm. Our report says whether it looks freshly damaged or worn over time.
For landlords and managing agents
Businesses and commercial landlords can book us too. Bigger roofs take more time, so they’re priced to suit.
