Flat roof surveys for homes and businesses in Beal's Green

Every flat roof covering tends to fail in its own way. Built-up felt tends to blister and crack, asphalt crazes and splits, EPDM can lift at its laps, and GRP can crack at board joints and edge trims. On PVC and TPO single-ply roofs, we look closely at the welded laps, edges and fixings. Knowing what you have and how it is doing helps you plan what comes next. If you’ve noticed damaged trims at the roof edge and gaps at upstands and abutments, a survey will tell you what’s going on, whatever the roof.

In a small place like Beal's Green, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Older felt roofs, often around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. Exposed edges are normally the first part of a flat roof to go.

After the visit, you get a written report with photos, sent by email. It explains the condition of the flat roof, the defects we found and what we recommend.

Beal's Green: your questions answered

Will you come out to Beal's Green?

Yes, Beal's Green is covered. We work right across London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Is Beal's Green in the area you cover?

Yes, Beal's Green is within the area we cover. Our area covers London and South East England. You can phone 07833 053749 or email us with the address and a few details.

What does the report include?

A written report with photographs, explaining the condition of the flat roof, any defects and our recommendations. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.

Do you carry professional indemnity insurance?

Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.

Do I need to be at home?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when booking.

Is a flat roof survey the same as a building survey?

No. We look closely at the flat roof rather than the whole building. It works alongside a RICS home survey, not instead of one, and structural calculations need a structural engineer.

How do I book a survey in Beal's Green?

Simply call 07833 053749 or email us with the address. We will ask a few questions, confirm the price and agree a date, weekday or weekend.

Local flat roofs in Beal's Green

Scotney Castle, about 5 miles north-west, is one of the historic houses in the wider area around Beal's Green. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops.

Take a building like Marlborough House School: large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. For landlords with property near Etchingham station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. Take an older house close to Church of All Saints: any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

Landlord and commercial surveys in Beal's Green

Where a roof is shared: we need access agreed with whoever owns or manages the building. Mention it when you contact us and we will plan the visit with that in mind.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

Before and after the survey

Nothing here needs a ladder. A few suggestions:

  • Note where water lies after a downpour
  • Plan a survey before the covering reaches the end of its usual life
  • Treat rooflights and old sheeting as fragile
  • Limit foot traffic on the covering

After the visit, we write up the report with photographs of what we found. It explains the covering, its condition and every defect, and what we recommend. Turnaround is within 48 hours for a Basic Survey, 24 to 48 hours for a Standard Survey and the same day for a Premium Survey.

Small defects are simpler to deal with while they’re still small. A flat roof that is looked after between surveys usually lasts longer.

Honest limits

A survey is a close look at the flat roof, but it cannot do everything. The main limits are:

  • Structural calculations, which need a structural engineer
  • Asbestos testing, which needs a specialist asbestos surveyor
  • The condition of the deck or insulation hidden under the covering

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we will tell you. What a survey covers and does not.

What this survey covers

  • GRP fibreglass
  • Felt flat roofs
  • EPDM rubber
  • Mastic asphalt
  • Single-ply membranes
  • Upstands and outlets

Should I look at the roof myself first?

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we look at the roof.

A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Prices for flat roof surveys in Beal's Green

Not every roof costs the same to survey, for these reasons:

  • Whether you choose the Basic, Standard or Premium Survey
  • Whether it’s a home or a commercial building
  • Whether thermal imaging or a drone is needed
  • Chimneys, valleys, parapets and other details

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. Size, height and access can affect the price too.

What to tell us when you contact us

What helps most when you contact us:

  • When you need the report by
  • The address and postcode of the property
  • The kind of building and roof involved
  • The reason for the survey, like buying, a leak or storm damage

If you’re buying, it helps to book soon after your offer is accepted, so there’s time to use the report before exchange. Otherwise, simply ring 07833 053749 or drop us an email whenever suits you.

What happens on the day

You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. The survey itself takes about one to two hours at most homes, and about three to four hours for a commercial roof. For a village or hamlet like Beal's Green, the journey is planned ahead of time: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. You let us know about the roof, its covering if you know it, and any leaks.
  2. We view the roof from ground level, from windows and from the roof where it’s safe to do so.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. Where there’s safe access, we look at the ceilings and spaces below for signs of water.
  5. The findings are written up with photographs and recommendations and emailed to you.

How to prepare

  • Buyers: confirm access with the estate agent or seller
  • Move anything stored under the loft hatch
  • Make sure we can get to the back of the property
