How a roof survey works in TN30
We inspect what can be seen safely: from ground level, from windows, from the loft space and from the roof where conditions allow. Premium adds thermal imaging, plus a drone inspection where applicable, which helps with tall or steep roofs. All we need from you is access to the property and the loft. Everything we see is photographed for the report. We survey natural slate, flat roofs and lead flashings, and people most often book us about leaking gutter joints and downpipes and slates or tiles that have slipped or broken.
Photos are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe. A typical visit takes roughly 1–2 hours for most homes, depending on how many separate roofs there are.
- You get in touch with the address and anything you’ve noticed.
- We agree a date, on a weekday, Saturday or Sunday.
- We inspect from ground level, from windows, from the roof space and from the roof where safe.
- Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
- Your report arrives by email, with recommendations prioritised by urgency.

Roof surveys across TN30: local notes
Older homes across TN30 often keep chimney stacks long after the fires went out, and their flashings and pointing need checking like any other part of the roof. Gutters, valleys and fixings come next.
From inner London terraces to Kent oast houses, Sussex tile-hanging and Hampshire thatch, the South East has a huge mix of roofs. TN30 is part of that mix.
Tenterden: With Smallhythe Place about 2.2 miles south, the area around Tenterden has a long history. If you own one of the older houses, the roof may have been repaired many times, and the survey records how each part is holding up. Homes near green spaces such as Turners Field can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall.
Before and after the survey
You do not need to be a roofer to help. Here’s what helps most:
- Have details of recent roof work to hand
- Check the roof from the ground after storms
- Move stored items away from the loft hatch
- Do not climb onto the roof yourself
If you need work done, the report gives roofers a clear brief. They’ll see each defect and its location, so their quotes cover the same ground.
Look at your roof from ground level after strong winds. Fragments of slate or tile on the ground mean something has shifted. Getting small faults fixed quickly keeps water out.
What we’re asked to look at in TN30
Chimneys stand exposed above the roof. Pointing erodes, flaunching cracks and pots work loose. Water that gets into a stack can show up as damp in the rooms below.
Most people get in touch after spotting one of these:
- Slipped, cracked or missing slates and tiles
- Leaking gutter joints and downpipes
- Standing water on a flat roof
- Lifted, split or missing lead flashings
What affects the cost of roof surveys
Our packages start from £150, inc. VAT. What you pay for your roof depends on:
- Chimneys, valleys, parapets and other details
- Height and safe access
- The number of roofs, including extensions and garages
- Basic, Standard or Premium
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You’ll know the figure before booking.
Getting in touch
You don’t need to know any roofing terms. Just let us know:
- What kind of property and roof it is
- Access details, like a loft hatch or a shared roof
- Photos of the roof, taken safely from the ground or a window
- Where any leaks, stains or damp patches show inside
Once you know what you need, ring 07833 053749 or drop us an email. We’ll suggest a package, agree the price and find a date.
How the survey changes by roof type
Clay plain and peg tiles
Tile-hanging on walls and dormer cheeks is checked as part of the roof where it is relevant. Gaps in tile-hanging let water reach the wall behind.
Chimney stacks
Damp on a chimney breast inside often starts with the stack outside. We check the flashings and mortar for the cause.
What a survey does not cover
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Faults hidden behind ceilings or boarding
- How the roof will behave in every kind of weather
- Walls, floors and services below the roof
Your questions about roof surveys in TN30
Will you check the loft?
If the survey needs it and the roof space can be reached safely, yes. A clear path to the hatch helps.
Do I need to be at home?
That depends on the survey. Inside the building and in the loft, we need someone to let us in.
Do you work in TN30?
Yes. We survey roofs in TN30 and the rest of Kent. For a price, ring 07833 053749 or email us.
Do you survey roofs on blocks of flats?
Yes. A shared roof needs access agreed first, with whoever owns or manages the building. Let us know about it as you book and we will explain what’s needed.
When will the report arrive?
The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Each report includes photographs.
Is it the same as a RICS Level 2 or Level 3 survey?
No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
Do you carry out asbestos surveys?
No. Buildings built or refurbished before 2000 may contain asbestos. We flag materials that could contain it, and recommends a specialist asbestos surveyor looks at them.
