About our roof survey in Parkgate

Roofs vary a lot across London and the South East. If your home is a Victorian terrace, it may have Welsh slate, a butterfly roof and parapet gutters, and many post-war homes have concrete interlocking tiles instead. We adapt the survey to the roof in front of us. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Every part gets the attention it needs. Typical surveys look at cracked mortar along the ridge and leaning or weathered chimney stacks, across clay and concrete tiles, flat roofs and chimney stacks.

Somewhere as small as Parkgate, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on whatever is safely visible, and thatch is a specialist material. On older roofs, it’s normally the chimneys and lead flashings that need work first.

It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend.

How we price roof surveys

Not every roof costs the same to survey, for these reasons:

  • Basic, Standard or Premium
  • The type of building, from a house to a block or an office
  • Building height and the viewpoints available
  • Features like valleys, chimneys, dormers and parapets

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You will know the figure before booking.

What we need to know

We’ll normally ask about:

  • Where any leaks, stains or damp patches show inside
  • Pictures of the roof from a safe spot, if you have them
  • What’s prompted the survey
  • Your timetable, such as an exchange date

Every survey is priced before it’s booked, so you know where you stand. Our price is from £150, including VAT. To book, phone 07833 053749 or drop us an email.

What happens on the day

On the day, we begin with a quick chat about the roof and anything that is worrying you. After that, we look at everything we can see safely, using the ground, windows, the loft and a drone where it applies. The survey normally takes roughly 1–2 hours for a house, though large, tall or awkward roofs take more time. Around Parkgate, older homes can have small or awkward roof spaces, so it is useful to know whether there’s a loft hatch and how easy it is to reach. We only go where it is safe.

  1. You pick the package that suits your roof.
  2. On the day, we start by hearing what you’ve noticed.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Extra checks are carried out where your package includes them.
  5. You get a written report with photos and clear recommendations.

Your questions about roof surveys in Parkgate

How do I find out if my home in Parkgate is listed?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Do you cover Parkgate?

Yes, Parkgate is within the area we cover. We cover the whole of London and South East England. You can ring 07833 053749 or send us an email with the address and a few details, and we will talk through which survey suits.

How much does a roof survey cost in Parkgate?

Roof survey starts from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included.

Can you look at a roof that’s joined to next door?

Yes, we inspect your part of the roof. We can only look at neighbouring roofs as far as access allows. Shared stacks and upstands are looked at from your property.

How long will you be at the property?

It usually takes an hour or two on an ordinary house, with bigger or more complicated roofs taking longer. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Do you carry out asbestos surveys?

No. Buildings built or refurbished before 2000 may contain asbestos. Our report notes any materials that might, and a specialist asbestos surveyor should check them.

I live in a flat. Can you survey the roof?

Yes, if whoever owns or manages the building agrees access. We look at the parts we are given access to, and the report makes that clear.

Practical tips

There is plenty you can do without going near the roof. What helps most:

  • Leave roof access to professionals
  • Hold on to the report for future surveys
  • Gather any paperwork for past roof work
  • Take photos of any leaks as they happen

Standard includes a follow-up consultation to talk the findings through, and the Premium Survey includes an in-person consultation. You can ask us about anything that is not clear.

Have the roof surveyed every few years, and after major storms. Routine surveys pick up wear before it leaks. Compare each report with the last.

Can I check my roof myself?

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

What we cannot see

Every survey has limits, and we’d rather be clear about that before you book. Bear these in mind:

  • Structural calculations (that is a structural engineer’s job)
  • Defects hidden under coverings or inside walls without opening up
  • Asbestos testing of any kind

If in doubt, phone 07833 053749 or email us and we will recommend the right survey. The full list of what we check.

What a roof survey looks like in Parkgate

Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. Smallhythe Place, about 3.7 miles south-east, is one of the historic houses in the wider area around Parkgate. If you own one of the older houses, expect a mix of original materials and later repairs on the roof.

If you live near a park such as Wattle Wood, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls. For site and facilities teams at buildings like Homewood School, a written record of a large roof helps plan work for the holidays rather than in term time.

Natural slate

Many Victorian and Edwardian houses have slate roofs. Widespread slipping typically points to corroded nails, and we say how widespread it looks.

Chimney stacks

Damp on a chimney breast inside often starts with the stack outside. We check the flashings and mortar for the cause.
