Prices for roof surveys in Strood

What a survey costs depends on the time and equipment it needs. That comes down to:

  • Whether thermal imaging or a drone is needed
  • Height and safe access
  • The type of building, from a house to a block or an office
  • The roof’s overall size

Every price we give includes VAT. Prices start from £150, including VAT. You will know the price for your survey before you book.

What we need to know

If you can, have these to hand when you get in touch:

  • The address and postcode of the property
  • Whether there’s a loft hatch, a shared roof or tricky access
  • Your timetable, like an exchange date
  • What made you get in touch

Getting a price is simple: just phone 07833 053749 or send us an email, let us know about the property and we will explain which survey suits. We confirm the price before anything is booked.

Roof surveys for homes and businesses in Strood

There are three levels of survey: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all inc. VAT. Basic is a visual inspection with photos and written recommendations. The higher packages add more checks, such as moisture detection, a structural check, thermal imaging and a drone where applicable. Every package includes a written report. We survey ridges, hips and valleys, lead flashings and flat roofs, and common reasons people get in touch are gutters that overflow in heavy rain and crumbling chimney pointing or cracked flaunching.

Some older homes in villages like Strood are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Roof surveys around Strood

Smallhythe Place, about 2.6 miles south-east, is one of the historic houses in the wider area around Strood. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. Older houses across Kent frequently have handmade clay or peg tiles, and many have tile-hung walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first.

If you live in an older home near Parish Church of St Mary, its roof may have old fixings, lead flashings and chimneys that need a closer look. Anyone responsible for a site like Rolvenden Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Common questions in Strood

Does a conservation area affect roof work in Strood?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you cover smaller places like Strood?

Yes. Strood is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route as you book.

Do you survey roofs on blocks of flats?

Yes, once access has been agreed. The roof of a block or converted house is often shared, so whoever owns or manages the building needs to agree access. We can only inspect what we are given access to.

How experienced are you?

Over 5,000 surveys so far, over more than 20 years, and 98% of customers are satisfied.

Will the report say how many years my roof has left?

Not as a figure. The report explains the condition of each part and the signs of wear, and we say what needs attention and how urgently.

Is your survey a structural engineer’s report?

No. Our survey looks at the condition of the roof, and Standard and Premium include structural checks. It isn’t a structural engineer’s report and does not include calculations.

Do you test for asbestos?

No. Asbestos testing isn’t part of our service. If we see materials that could contain asbestos, like cement sheets or soffits on older buildings, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Do you need a roof survey in Strood?

Chimneys stand exposed above the roof. Mortar crumbles, the flaunching around the pots cracks and stacks can lean. Damp on a chimney breast inside frequently starts at the top of the stack.

Things that frequently lead to a survey include:

  • Loose chimney pots
  • Gutters that overflow in heavy rain
  • Torn or sagging underlay
  • Slates or tiles that have slipped or broken

Living close to Turners Field is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall.

What’s in a roof survey

What happens on the day

We check the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit usually takes between one and two hours for most homes, depending on how many separate roofs there are. Older rural homes like those around Strood can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely, and anything we cannot see is noted.

  1. We start by hearing what you’d like checked and why.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. We look at the roof from each safe vantage point, inside and out.
  4. Every part of the roof is checked and photographed.
  5. You receive a written report with photos and recommendations.

Practical tips

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Photograph stains when they appear
  • Leave roof access to professionals
  • Check we can open the loft hatch
  • Have details of recent roof work to hand

File the report with your other home documents. It is a useful baseline for future surveys, and it can help when you sell.

After a storm, check the roof from the garden and the street. Fragments of slate or tile on the ground mean something has shifted. Getting small faults fixed quickly keeps water out.

What you can safely check yourself

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Different roofs, different checks

Lead flashings and valleys

Many older houses have lead in their valleys and hidden gutters. Worn or split lead lets water straight in, and lead is a target for theft.

Flat roof coverings

Felt flat roofs often last around 15 to 20 years, while EPDM rubber often lasts 30 to 50 years and GRP up to about 30. We look at how the covering is wearing.
