The Stocks Roof Survey
Not sure what state the roof is in? You can book a roof survey in The Stocks and across Kent.
- Condensation or damp timbers in the loft
- Cracked or blistered flat roof coverings
- Worn lead at chimneys and abutments
How a roof survey works in The Stocks
Our roof survey gives you a clear picture of your roof’s condition. We look at the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, and the loft space where there’s safe access. You get a report with photographs and recommendations. Where it helps, we say which items are urgent and which can wait. Typical surveys look at leaking gutter joints and downpipes and torn or sagging underlay, on chimney stacks, clay and concrete tiles and natural slate.
Older buildings in small places like The Stocks may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials like clay tiles, slate and stone are frequently matched when work is done.
We write the report in plain English, so it makes sense without any roofing background. Photos show what each point refers to.

Landlords, agents and block managers in The Stocks
Letting agents can arrange access with tenants. Surveys run seven days a week, which can make access easier.
Letting agents often book on a landlord’s behalf. We agree a time with the tenant beforehand.
Useful tips for The Stocks property owners
These tips come from what we see on roofs every week, before and after a survey:
- Keep a record of damp patches and dates
- Leave roof access to professionals
- Mention any damp patches as you book
- Check the roof from the ground after storms
Your report arrives by email, with photographs of what we found. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Findings are explained in plain words.
Do not block the vents at the eaves. Condensation builds up when air cannot move, and it can wet timbers and insulation. Make sure insulation does not block the airflow at the eaves.
The Stocks homes and their roofs
If the drone is used for your survey, the flight is checked against the Drone Safety Map first. Smallhythe Place, about 2 miles north-west, is one of the historic houses in the wider area around The Stocks. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.
For an older house near a landmark like Parish Church of St John the Baptist, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you let a flat or house near Rye station, the gap between tenancies is a good time to have the roof looked at. Anyone responsible for a site like Wittersham Church of England Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other.
The Stocks is about 11 miles south-west of Ashford, in Kent. Whether the building in The Stocks is a house, a flat or a commercial unit, we can survey the roof on a weekday or at the weekend. We cover towns and villages across Kent. You can also see our page for Maidstone.

When you need someone else
Without opening up the roof, some things stay hidden, and that sets some limits:
- A structural engineer’s report
- What’s under the slates, tiles or felt
- How the roof will behave in every kind of weather
If you’re not sure which survey you need, call 07833 053749 or email us and we will give you a straight answer before you book. What a survey covers and does not.

What affects the price in The Stocks
Survey packages start from £150, inc. VAT. The price for your roof depends on:
- Basic, Standard or Premium
- The height of the building and how the roof can safely be seen
- How complicated the roof is, with its valleys, chimneys and parapets
- The use of thermal imaging or a drone
Every price we give includes VAT, and the written report is part of the package. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.
Booking your survey
To price your survey accurately, we will ask about:
- How the loft is reached, if there is one
- The reason for the survey, such as buying, a leak or storm damage
- The type of building and roof, like pitched or flat
- The address and postcode of the property
If you have photos of the roof, send them over. Take them safely from ground level or a window; never climb up to get a better view. To get started, phone 07833 053749 or use the contact form.
Checking the roof from the ground
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.
What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey.
What happens on the day
There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. A typical survey takes about one to two hours for most homes, depending on how many separate roofs there are. Cottages and farmhouses around The Stocks often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen.
- You tell us the address, the type of roof and what’s worrying you.
- A visit is booked for a weekday, Saturday or Sunday.
- Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
- We then look in the loft for damp, staining and the condition of the underlay.
- We email a written report with photos and recommendations.
How to prepare
- For a flat or shared roof, check access with the freeholder or managing agent
- Mention any parking restrictions on your street
- Keep pets out of the way during the survey

Advice
The Stocks questions
Is The Stocks within the area you cover?
Yes, The Stocks is covered. Our area covers London and the South East, and smaller places are part of that. Longer journeys are simply planned ahead of time.
Do you survey roofs for landlords with property near Rye station?
Yes, that’s a common request. We just need to know who will give access, and the report can go straight to you or your agent.
Will you check the loft?
Yes, where the survey calls for it and there’s safe access. We look for staining, damp, daylight and signs of movement, as far as the space allows.
Can you inspect my roof with a drone?
Yes, where it is applicable. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We’re a CAA-registered drone operator.
What if it rains on the day?
It depends on the weather and the survey. Strong wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.
How long have you been surveying roofs?
More than 5,000 surveys over 20+ years.
Is it the same as a RICS Level 2 or Level 3 survey?
No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
