Common questions in The Stocks

Is my home in The Stocks listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you survey roofs for landlords with property near Rye station?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can ring 07833 053749 or use the contact form with the address and what you need.

How do I book a survey in The Stocks?

To book, phone 07833 053749 or drop us an email and let us know the address and what you need to know. We will confirm the price and agree a day with you.

Do you need to get into the loft?

Where it is relevant to the survey and there is safe access, yes. Please clear anything stored under the hatch.

Will you fly a drone over my roof?

Where it is applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

How long will you be on site?

It usually takes roughly 1–2 hours for a house, and about three to four hours for a commercial roof. You’ll know roughly how long when we arrange the visit.

What does a gutter survey cost?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all inc. VAT. For a price for your building, ring 07833 053749 or drop us an email.

How a gutter survey works in The Stocks

Gutters have to slope gently towards the outlet or water sits in them. Sagging brackets and slipped joints leave water standing and overflowing at the low points. We look along each run for sags, gaps and leaking joints and look at the brackets and downpipe clips. Recommendations are written down and prioritised by urgency where relevant. If you are worried about overflowing eaves gutters and gutters packed with leaves or moss, we can find out what’s behind it.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Gutter surveys in The Stocks: local notes

About 2 miles north-west lies Smallhythe Place, a reminder of how long the area around The Stocks has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Knowing the covering helps explain which parts of a roof are likely to need work first.

For landlords with property near Rye station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If you look after a building such as Wittersham Church of England Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.

The Stocks is about 11 miles south-west of Ashford, in Kent. The Stocks gets the same service as everywhere else we work: a careful inspection, photos and a written report. Our Kent coverage includes The Stocks and the places around it. We also survey roofs in Maidstone.

We cover every part of TN30 for gutter surveys. Whether your property is on Stocks Road, Budd's Lane and Wittersham Road or a nearby road, we can survey it. Other places close to The Stocks include Acton (1 mile north), Wittersham (1 mile west), Stone Corner (1 mile north), Stone in Oxney (2 miles east) and Reading Street (2 miles north-east). Further out, we also cover Ashford (11 miles north-east), Tenterden (4 miles north), Kennington (13 miles north-east), New Romney (10 miles east), Staplehurst (13 miles north-west) and Stanhope (10 miles north-east).

Signs you need a gutter survey in The Stocks

Moss grows on many tiled and slate roofs, and heavy rain washes clumps of it into the gutters. With grit from the coverings, it forms a thick sludge that holds water in the gutter and gives plants somewhere to grow.

People normally book a survey after spotting one of these:

  • Water backing up from a hidden gutter
  • Fascia boards damaged by overflowing water
  • Joints that drip after rain
  • Brackets that have dropped or snapped

If your home is one of the older ones in the streets near Parish Church of St John the Baptist, old fixings, lead flashings and tall chimneys are typical of older roofs.

Questions to ask before you book

  • What insurance they carry
  • Whether the loft is part of the inspection
  • What follow-up you get after the report
  • Their report turnaround times

What a good roof survey covers

Why get it checked now?

It’s easy to put damp down to the wrong cause. When rainwater goods are the source, treating the wall alone won’t solve it. Checking the gutters first helps you spend in the right place. For older village homes like those around The Stocks, the right replacement materials aren’t always easy to find quickly. That’s one more reason to find defects before they become urgent.

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. The price for your roof depends on its size, access and what you’d like to know.

What you get with us

  • We hold a CAA Flyer ID and Operator ID
  • Drone and thermal imaging surveys available

Checking the roof from the ground

It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us as you book, as it helps us focus the survey.

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.

What a gutter survey doesn’t cover

Every survey has limits, and it’s better to know them up front. Bear these in mind:

  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)
  • Hidden sections we cannot view safely
  • Pipes below ground level

If in doubt, ring 07833 053749 or send us an email and we will suggest the right survey. What a survey covers and doesn’t.

Roofs we survey in The Stocks

  • Eaves gutters
  • Valley gutters
  • Outlets and hoppers
  • Parapet and box gutters
  • Downpipes
  • Fascias and soffits

What happens on the day

It helps to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. Most visits take roughly 1–2 hours for a house, though large, tall or awkward roofs take more time. In a small place like The Stocks, access is typically the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. First, we agree the areas to focus on.
  2. We look along each run for debris, sagging and drips.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. We check fascias, soffits and walls for water damage.
  5. You get photos and written recommendations, prioritised where relevant.

Before the survey

  • Mention any parking restrictions on your street
  • Agree roof access with the managing agent if it’s shared
  • Unlock side gates and any roof access doors

Getting a price

If you have photos of the roof, send them over. Take them safely from the ground or a window; never climb up to get a better view. To get started, phone 07833 053749 or use the contact form.

Advice

Useful tips for The Stocks property owners

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Look for downpipes coming loose
  • Don’t climb a ladder to look in the gutters
  • Note any damp stains below the gutters
  • Keep climbers away from the eaves

After any work is done, watch the gutters in the next heavy rain. Rain should flow to the outlets and down the downpipes, and if it doesn’t, raise it with whoever did the job.

Have your gutters cleared at least once a year or more often near trees. The best time is typically after the leaves have dropped. Clean gutters can do their job.
