FAQs for Acton

Can a landlord with a rental near Appledore (Kent) station book a roof survey?

Yes, landlords and agents are among the people we work for. You can call 07833 053749 or drop us an email with the address and what you need.

How do I find out if my home in Acton is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

What’s in the survey report?

A written report with photos, covering the condition of the gutter, the defects we found and what we recommend, by urgency where it matters. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.

Is this a RICS survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

What happens next?

You receive the written report by email, with photographs and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Do you check valley and parapet gutters?

Yes. These gutters frequently cause leaks indoors when they block so we pay close attention to them. Parts of them may not be visible, and the report says so.

How quickly is the report sent?

Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. Mention any deadline as you book.

About our gutter survey in Acton

Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use the report to plan upkeep, and some buyers want the rainwater system checked before exchange. Whoever books, we inspect and report in the same way with photos and clear recommendations. Visits can be on weekdays, Saturdays or Sundays. Typical surveys look at rotten fascias or stained soffits and leaks at the gutter joints, across outlets and hoppers, downpipes and parapet and box gutters.

In a small place like Acton, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photograph where possible, and recommendations are put in order of urgency where relevant.

What a gutter survey doesn’t cover

In fairness, there are limits to any roof survey:

  • Asbestos testing of old gutters, downpipes or soffits
  • What’s behind fascias and inside walls
  • Parts of gutters that can’t be seen safely

If in doubt, call 07833 053749 or send us an email and we’ll suggest the right survey. What a survey covers and doesn’t.

Roofs we survey in Acton

  • Fascias and soffits
  • Eaves gutters
  • Downpipes
  • Valley gutters
  • Parapet and box gutters
  • Outlets and hoppers

What a survey costs

To price your survey, we check:

  • Whether you choose the Basic, Standard or Premium Survey
  • How many separate roofs there are, such as extensions, dormers and garages
  • House, block, shop or office
  • The use of thermal imaging or a drone

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

What we need to know

What helps most when you contact us:

  • Your timetable, such as an exchange date
  • Any marks or damp showing indoors
  • The type of building and roof, like pitched or flat
  • The reason for the survey, such as buying, a leak or storm damage

To arrange a survey, phone 07833 053749 or use the contact form and let us know the address and what’s prompted the survey. You will know the price before anything is booked.

Different roofs, different checks

Cast iron gutters

Cast iron gutters and downpipes are found on many older buildings. Kept painted, they can last a long time but corrode once the paint wears off.

Fascias and soffits

Soffits and timber fascias suffer when gutters overflow. They’re looked at as part of the survey.

Before and after the survey

You do not need to be a roofer to help. What helps most:

  • Ask for valleys and parapet gutters to be cleared too
  • Check the loft with care after heavy rain
  • Watch for green marks down the brickwork
  • Don’t climb a ladder to look in the gutters

Where the evidence points to drains below ground, the report says so, so a drain survey can be arranged. Anything else we notice on the roof, as far as we can see it, is noted too.

Get small faults like a dripping joint or loose downpipe sorted quickly. They tend to get worse, and the water they spill can damage walls and timber.

What a gutter survey looks like in Acton

Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Whichever you have, the details that tend to fail before the covering itself get the closest look. With Smallhythe Place about 1.5 miles north-west, Acton sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

For site and facilities teams at buildings such as Wittersham Church of England Primary School, large buildings have long gutter runs and big roofs that need checking like any other. If you own a rental within reach of Appledore (Kent) station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Common roof problems in Acton

Overflowing gutters in a downpour are a common reason to book. Others spot damp patches, ceiling stains or green marks on the walls. A survey helps show where the water is coming from before more damage is done.

Signs worth acting on include:

  • Leaking or loose downpipes
  • Soffits marked by water
  • Valley or box gutters that overflow inside
  • Gutters that have fallen out of line

If you live in an older home near Parish Church of St John the Baptist, old fixings, lead flashings and tall chimneys are typical of older roofs.

Choosing a roof surveyor

  • How much experience they have with roofs like yours
  • Will they check the loft as well as the outside?
  • What insurance they carry
  • Whether you can ask questions once you have the report

What’s in a roof survey

How it works

On the day, we begin with a quick chat about the roof and anything that’s worrying you. After that, we check everything we can see safely, using the ground, windows, the loft and a drone where it applies. Most surveys take roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. Cottages and farmhouses around Acton often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. You let us know where you’ve seen overflows, drips or damp.
  2. We walk round the building and check the gutters, downpipes and fascias from ground level.
  3. We look at hidden gutters as far as safe access allows.
  4. Where it’s safe, we check the loft for signs of water.
  5. You receive a report with photos and recommendations.

How to prepare

  • Keep pets out of the way during the survey
  • Let us know about parking before the day
  • If you’re buying, let the agent know when we’re coming
