Gutter surveys for homes and businesses in Leigh Green
Some gutters are easy to see from the street but lots of gutters are tucked away. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can overflow inside the building when they block. We look at them as far as they can be seen safely, from ground level, from windows, from the loft space and from the roof where it is safe. Hidden gutters are a common source of leaks inside. We survey outlets and hoppers, parapet and box gutters and eaves gutters, and people most frequently book us about sagging gutters and loose brackets and gutters packed with leaves or moss.
In a village or hamlet like Leigh Green, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.
Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What a gutter survey doesn’t cover
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- The inside of a downpipe along its whole length
- Asbestos testing of old gutters, downpipes or soffits
- Damage hidden inside walls or behind boards
Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you. What a survey covers and does not.
What we check
- Fascias and soffits
- Eaves gutters
- Valley gutters
- Downpipes
- Parapet and box gutters
- Outlets and hoppers
How the survey works
Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photos as we go and make notes for the report. Most visits take roughly 1–2 hours for a house, though large, tall or awkward roofs take more time. In a small place like Leigh Green, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.
- We ask about overflows, damp or leaks you’ve noticed.
- The eaves gutters, downpipes and fascias are looked at from the ground and vantage points.
- Valley, parapet and box gutters are inspected as far as they can safely be seen.
- The loft space is checked for water marks if it is safe to get into.
- You get a photo-illustrated written report and recommendations.
Before we arrive
- Jot down any questions you want answered
- Keep pets in another room
- Move anything stored under the loft hatch

Useful tips for Leigh Green property owners
You do not need to be a roofer to help. What helps most:
- Watch for green marks down the brickwork
- Look for downpipes coming loose
- Check the loft with care after heavy rain
- Include valley, parapet and box gutters when clearing
Where the evidence points to drains below ground, the report says so, so you can arrange a drain survey. We also note anything else we spot on the roof while we are there.
Don’t forget valley, parapet and box gutters. They collect leaves and silt just like eaves gutters but they’re much harder to spot, so ask for them to be included when gutters are cleared.
What a gutter survey looks like in Leigh Green
Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. With Smallhythe Place about 1.9 miles south, Leigh Green sits in an area with a long building history. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.
Take an older house close to Parish Church of St Mildred: its roof may have old fixings, lead flashings and chimneys that need a closer look. Living close to Turners Field is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching.

When to book a survey in Leigh Green
Valley, parapet and box gutters are often lined with lead or a sheet material. Splits and blocked outlets in these gutters can send water straight into the building as there’s nowhere harmless for it to go. Lead linings can also be stolen.
A survey makes sense if you’ve noticed:
- Sagging gutters and loose brackets
- Dripping or leaking gutter joints
- Leaking or loose downpipes
- Choked outlets or hopper heads
If you let a flat or house near Appledore (Kent) station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

FAQs for Leigh Green
Can a landlord with a rental near Appledore (Kent) station book a roof survey?
Yes, landlords and letting agents book with us as well as owners. Just phone 07833 053749 or email us and tell us about the building, including who will give access on the day.
Will you come out to Leigh Green?
Yes, we do. We survey roofs across London and South East England, from towns to the smallest villages. Longer journeys are simply planned in advance.
Is a CCTV drain survey included?
No, CCTV drain work isn’t part of this survey. We check gutters, outlets, hoppers, downpipes and overflows and flags signs of a drain problem.
Will you go up on the roof?
Not always. Safety comes first, and fragile or steep roofs cannot always be walked on. Safe viewpoints, the loft and a drone where applicable let us see the rest, and the report records anything we couldn’t see.
Will the survey check for asbestos?
No. We don’t test for asbestos. If rainwater goods or soffits look like they could contain asbestos, we note it so a specialist asbestos surveyor can check before any work.
What’s the best way to book?
Simply call 07833 053749 or drop us an email. We will ask a few questions, confirm the price and agree a date, weekday or weekend.
Will you fly a drone over my roof?
Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.
Can I check my roof myself?
Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when booking, as it helps us focus the survey.
Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
