Gutter survey in Woodchurch: what you get

Leaves, moss and silt are the usual reasons gutters block. Buildings near trees collect more, and moss washing off a tiled or slate roof adds to it. Our survey shows which gutters are blocked or standing full and where outlets or hoppers are choked and whether any overflows are doing their job. Photos show each problem clearly. Blocked gutters are easy to put off but it rarely improves. If you’ve noticed gutters overflowing in heavy rain and rotten fascias or stained soffits, a survey will tell you what’s going on, whatever the roof.

Older buildings in small places like Woodchurch may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.

It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

Gutter surveys around Woodchurch

Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Knowing the covering helps explain which parts of a roof are likely to need work first. Smallhythe Place, about 4.2 miles south-west, is one of the historic houses in the wider area around Woodchurch. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

Trees in and around Stone Wood shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls. Landlords with a home close to Appledore (Kent) station may find that a roof report helps you deal with small faults before they turn into a call from a tenant. For site and facilities teams at buildings such as Woodchurch Church of England Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Practical tips

You don’t need to be a roofer to help. Here’s what helps most:

  • Look out for overflows when it pours
  • Get trees that overhang the gutters trimmed
  • Have gutters cleared at least once a year
  • Look for downpipes coming loose

You receive a photo-illustrated written report and recommendations, prioritised by urgency where relevant. Share it with a contractor of your choice so they can see exactly what’s needed.

Get trees and climbers near the eaves trimmed back using someone with the right kit. Fewer leaves in the gutters means fewer blockages.

How the survey changes by roof type

Fascias and soffits

Most gutters are fixed to the fascia, so rot in the boards can loosen the whole run. We note soft, stained or damaged boards we can see.

Aluminium and other metal gutters

Metal gutters are common on commercial buildings and some homes. Joints, outlets and fixings are the parts we focus on.

What we do, step by step

We look at the roof from outside and, where it’s relevant and there’s safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey usually takes about one to two hours at a house, depending on how many gutter runs and downpipes there are. Rural addresses near Woodchurch can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. First, you let us know what you’ve seen, such as overflows or damp.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can be seen safely.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. We send a written report with photos and clear recommendations.

How to prepare

  • Clear the way to the loft hatch
  • If the roof is shared, arrange access with whoever manages the building
  • Note where any stains or damp appear

Advice

Can I check my roof myself?

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

What we can’t see

Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:

  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)
  • Hidden sections we can’t view safely
  • The inside of buried drains

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we will tell you. What a survey covers and doesn’t.

Why it is worth a survey now in Woodchurch

Small gutter faults rarely fix themselves. Each heavy rain puts more water where it shouldn’t be on the walls, the fascias and sometimes the rooms inside. Getting it surveyed now shows what needs attention first. Around Woodchurch, older homes often have old roof timbers, where water from a failed roof can cause rot if it is left.

Gutter survey starts from £150, including VAT. The final price depends on the size and height of the roof, access and which survey you book.
