  • Extra roofs, like extensions, dormers or garages
  • Features like valleys, chimneys, dormers and parapets

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We’ll give you the figure before anything is booked.

Pre-purchase roof survey in Woodchurch: what you get

The roof is one of the most expensive parts of a home to repair, and one of the hardest for a buyer to see. A pre-purchase roof survey looks at it closely before you’re tied in. We check the slates or tiles, the ridges and valleys, the flashings, the chimneys and the gutters, and the roof space where it’s safe to get in. You get a written report with photos. If you are worried about flashings that have lifted or split and gutters that overflow or drip at the joints, we can find out what’s behind it, whatever the roof.

For a small place like Woodchurch, the visit is planned like any other: the journey, parking and access are simply agreed ahead of time. If there are outbuildings with roofs you want checked, mention them when booking. Whether you’re buying or checking new work, the same care goes into it. Visits can be booked on weekdays and at weekends.

Findings are set out part by part, from the main slopes down to the gutters and outlets. It records what’s sound as well as what is not.

Should I look at the roof myself first?

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Different roofs, different checks

Natural slate

Slate is common on Victorian and Edwardian houses. We check for slipped, cracked and missing slates, and for clips or tingles that show past repairs.

Clay and concrete tiles

Many post-war houses have concrete interlocking tiles. They wear slowly, but surfaces erode and edges crack.

Pre-purchase roof surveys in Woodchurch: local notes

Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Whether you’re buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds. The wider area around Woodchurch has a long history of building, with Smallhythe Place about 4.2 miles south-west. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

Take an older house close to Parish Church of All Saints: the roof may have had decades of patch repairs, and the survey shows where they are. If you own a rental within reach of Appledore (Kent) station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

Tips from our surveys

Here are a few things we’d tell any owner, before and after a survey:

  • Ask who repairs the roof under the lease
  • Look for fresh paint on upstairs ceilings at viewings
  • Ask the agent to check the loft hatch can be opened
  • Ask whether there are papers for past roof work

The Standard Survey includes a follow-up consultation to talk the findings through, and the Premium Survey includes an in-person consultation. If anything in the report isn’t clear, ask us.

Keep an eye on chimneys and flashings in your new home. Look for leaning pots, missing mortar and lifted lead. A pair of binoculars from the garden shows a lot.

Questions from Woodchurch

How do I find out if my home in Woodchurch is listed?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Do you cover Woodchurch?

Yes, Woodchurch is one of the places we work. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

Do I need a roof survey if I’m having a RICS survey?

It’s your choice, but the two do different jobs. A home survey looks at the whole property, while ours looks only at the roof, in more detail. Our survey complements a RICS survey and does not replace one.

Does your survey replace a RICS home survey?

No. Our survey looks at the roof only, and it is not a RICS Level 2 or Level 3 survey. It works alongside a home survey.

How experienced are you?

Over 20 years and more than 5,000 surveys.

Does the weather affect the survey?

Light rain is normally fine; heavy rain and wind are different. High wind or heavy rain can make access unsafe and ground a drone, and we’d agree another day.

Are you insured?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

What happens on the day

There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. The survey itself takes between one and two hours for a house, rising to roughly 3–4 hours on a commercial building. Somewhere like Woodchurch needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect everything that’s safely in view, inside and out.

  1. Once your offer has been accepted, you book and give us the address and your timescale.
  2. Access is arranged through you, the agent or the seller.
  3. We inspect the roof from the ground, windows, the loft and the roof itself where it’s safe.
  4. Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
  5. We email a photo-illustrated written report and recommendations, ready for you to use before exchange.

How to prepare

  • Have any questions written down, so nothing gets missed
  • Let us know about any leaks, stains or damp patches you know of
  • Leave side gates unlocked

How to book

We confirm the price for your survey before you book, so you know where you stand. Prices start from £150, including VAT. For a price for your roof, ring 07833 053749 or email us.

Advice

What we cannot see

We only report whatever is safely visible on the day, so there are some things a survey cannot cover:

  • Whether the price should change, which is between you and the seller
  • A structural engineer’s report
  • Defects hidden under coverings or inside walls without opening up

If you’re not sure which survey you need, ring 07833 053749 or use the contact form and we will give you a straight answer. What a survey covers and doesn’t.
