Gutter survey in Tenterden

Your gutters take the rain from the roof and lead it away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t, often down the brickwork or into the building. Our survey looks at the whole rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. The findings go into a written report with photos. If you’re worried about overflowing eaves gutters and blocked outlets and hoppers, we can find out what’s behind it, on parapet and box gutters, downpipes and fascias and soffits alike.

Houses in smaller places like Tenterden can face open ground, where wind and driving rain hit the roof harder. That weather tells first on ridges, verges, chimneys and flashings. Checking those edges shows whether anything has begun to work loose before it lets water in. Once one ridge tile or slate moves, wind gets under the next one too.

You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

When you need someone else

No survey can tell you everything, and we’d rather be clear about that before you book. Bear these in mind:

  • Confirming asbestos in older rainwater goods
  • What’s behind fascias and inside walls
  • Underground drains, which need a CCTV drain survey

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we will tell you before booking. The full list of what we check.

What we check

  • Downpipes
  • Eaves gutters
  • Fascias and soffits
  • Parapet and box gutters
  • Outlets and hoppers
  • Valley gutters

Do you need a gutter survey in Tenterden?

Sometimes a gutter struggles with the area of roof draining into it. An extension or extra roof slope can add water to an existing gutter, and a heavy downpour shows up the problem.

It is worth booking a survey if you’ve seen:

  • Brackets that have dropped or snapped
  • Overflowing eaves gutters
  • Choked outlets or hopper heads
  • Water backing up from a hidden gutter

If you live in an older home near Parish Church of St Mildred, its chimney, valleys and lead work are likely to be the parts that need attention first.

Before you book anyone

  • When you’ll get the report
  • What experience they bring
  • Which parts of the roof they’ll actually see
  • Whether the loft space is looked at, where there is one

Common questions in Tenterden

Do you cover smaller places like Tenterden?

Yes, smaller places are covered as well as towns. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there as you book.

Does a conservation area affect roof work in Tenterden?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Do I need to be at home?

It depends on what we need to see. For inside areas and the roof space, someone has to give us access; we will agree the details as you book.

What’s the price of a gutter survey?

Gutter survey starts from £150, including VAT. The price depends on the size of the building and how easy the gutters are to see. To get a price, ring 07833 053749 or send us an email.

Do you need to get into the loft?

Where it is relevant to the survey and there’s safe access, yes. Please clear anything stored under the hatch.

Do you survey roofs on blocks of flats?

Yes, once whoever controls the roof agrees access. We look at the parts we’re given access to.

Can you give me structural calculations?

No. We are experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

DIY checks: what’s safe

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.

Gutter surveys in Tenterden: local notes

With Smallhythe Place about 2.2 miles south, Tenterden sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Knowing the covering helps explain which parts of a roof are likely to need work first.

Living close to Turners Field is pleasant, but mature trees mean leaves in gutters and valleys each autumn. Take a building like Tenterden Infant School: a written record of a large roof helps plan work for the holidays rather than in term time.

How the survey works

We don’t take risks to get a closer look. We inspect what can be seen safely, and anything we can’t see is noted in the report. The survey usually takes about one to two hours at most homes, rising to roughly 3–4 hours on a commercial building. For a survey in Tenterden, we agree the time, the access and parking before the day. Weekday and weekend visits are both possible. Tell us about any garages, outbuildings or extensions you want included.

  1. We start by hearing about any drips, overflows or damp patches.
  2. We look along the gutters, downpipes and fascias from ground level and from windows.
  3. Valley, parapet and box gutters are inspected as far as they can safely be seen.
  4. The loft space is checked for water marks if it’s safe to get into.
  5. The findings are written up with photos and recommendations.

Getting ready for the survey

How we price gutter surveys

Several things affect the price of a survey:

  • Roof area
  • Whether you choose the Basic, Standard or Premium Survey
  • The height of the building and how the roof can safely be seen
  • Any need for thermal images or a drone flight

To find out what your survey will cost, phone 07833 053749 or drop us an email and tell us about the roof. The price is agreed before a date is set.

What to tell us when you contact us

When you call or email, these details help:

  • The reason for the survey, such as buying, a leak or storm damage
  • Any photos you have, taken from ground level or a window
  • Any marks or damp showing indoors
  • Access details, like a loft hatch or a shared roof

Unsure which package suits your roof? It is easiest to ring 07833 053749 or send us an email and describe the roof and why you want it surveyed. We will explain the options and the price.

How the survey changes by roof type

Cast iron gutters

Plenty of period homes still have cast iron rainwater goods. They last well when painted, but rust where the paint fails.

Lead-lined valley and parapet gutters

Lead linings are common in valleys and parapet gutters on older houses. Splits and failed joints in the lead can let water straight in.
