Gutter surveys in Parkgate

Gutter survey in Parkgate: what you get

People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use it to plan maintenance and buyers sometimes want the gutters looked at before they exchange. The survey and report follow the same steps whatever the reason, with photographs and written recommendations. We survey on weekdays and at weekends. If you are worried about soffits marked by water and overflowing eaves gutters, a survey will tell you what’s going on, on eaves gutters, downpipes and valley gutters alike.

In a village or hamlet like Parkgate, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is normally the chimneys and lead flashings that need work first.

Where we can’t see part of the gutter, the report says so. You’ll know exactly what was inspected and what wasn’t.

For landlords and managing agents

We also survey roofs for businesses and commercial landlords. Larger roofs take longer.

We survey roofs for landlords and letting agents as well as homeowners. A report with photographs gives you a clear record of the gutter.

Parkgate questions

Do you carry out roof surveys in Parkgate?

Yes, Parkgate is one of the places we work. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

How do I find out if my home in Parkgate is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do I need to be at home?

That depends on the survey. Inside the building and in the loft, we need someone to let us in; we will agree the details as you book.

What happens after the survey?

We email you the written report with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

How quickly is the report sent?

It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.

How much time does the visit need?

Most visits to a house take about 1–2 hours, and longer for larger or complex roofs.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

How the survey changes by roof type

Fascias and soffits

Fascias carry the gutters, so rot in the boards can loosen the whole run. Damaged or stained boards are recorded.

Aluminium and other metal gutters

Aluminium and other metal gutters are used on many newer and commercial buildings. Their joints and outlets still need checking.

Why it’s worth a survey now in Parkgate

Overflowing water soaks the walls under the gutter. Given time, it can cause damp patches, damaged pointing and rot in nearby timber. Spotting the problem early tends to mean a simpler fix. Where a roof is exposed, as many are in small places like Parkgate, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

Gutter survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT.

Can I check my roof myself?

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

Gutter surveys in Parkgate: local notes

Smallhythe Place, about 3.7 miles south-east, is one of the historic houses in the wider area around Parkgate. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

For site and facilities teams at buildings such as Homewood School, large buildings have long gutter runs and big roofs that need checking like any other. If you live near a park such as Wattle Wood, or anywhere with mature trees, autumn leaves can block gutters and valleys.

What affects the cost of gutter surveys

Not every roof costs the same to survey, for these reasons:

  • Any need for thermal images or a drone flight
  • House, block, shop or office
  • Extra roofs, like extensions, dormers or garages
  • The shape of the roof and its details

A Basic Survey starts from £150, inc. VAT. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the price for the job before booking.

Helping us price your survey

To price your survey accurately, we will ask about:

  • Your postcode, so we can check access and travel
  • When you need the report by
  • Where water is showing inside, if it is
  • Any photos you have, taken from the ground or a window

Not sure which survey you need? The easiest way is to phone 07833 053749 or use the contact form and describe the roof and what’s worrying you. We will talk you through the options and what they cost.

The survey, step by step

The visit usually starts outside and finishes in the loft: outside views come first, then the roof space if there is safe access. In total, it takes about 1–2 hours for most houses, though large, tall or awkward roofs take more time. Rural addresses near Parkgate can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We agree which parts of the building you’re most worried about.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. We check fascias, soffits and walls for water damage.
  5. Findings are photographed and set out in a written report.

How to prepare
