Gutter Survey in Small Hythe

Gutter surveys in Small Hythe and the rest of Kent. We survey on any day of the week.

  • Water backing up from a hidden gutter
  • Water spilling over the gutter edge
  • Leaves and moss blocking gutters

Gutter surveys for Small Hythe homes and businesses

Signs you need a gutter survey in Small Hythe

Some gutters may be too small, or have too few downpipes, for the roof they serve. Added roof area from an extension can load an older gutter, and a heavy downpour shows up the problem.

We are often asked to look at:

  • Dripping or leaking gutter joints
  • Fascia boards damaged by overflowing water
  • Valley or box gutters that overflow inside
  • Gutters overflowing in heavy rain

If yours is one of the older homes in the streets near Church of St John the Baptist, old fixings, lead flashings and tall chimneys are typical of older roofs.

What to check before booking

  • Are they insured for the work?
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • How much experience they have with roofs like yours
  • Whether the inside of the roof is included

What a good roof survey covers

About our gutter survey in Small Hythe

This survey covers rainwater above ground: gutters, outlets, hoppers, downpipes and overflows. It’s not a CCTV drain survey and we cannot see inside buried drains. Where water seems to be backing up from below ground, the report will say so, with a suggestion to book a separate drain survey. Anything we find above ground, like a split hopper or a leaking downpipe, is photographed and recorded. If you’re worried about water backing up from a hidden gutter and joints that drip after rain, we can find out what’s behind it, on valley gutters, parapet and box gutters and fascias and soffits alike.

Some older homes in villages like Small Hythe are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are frequently matched when work is done.

Nothing in the report is left vague: where something needs attention, it says so plainly, along with how urgent it is.

Small Hythe: your questions answered

Does a conservation area affect roof work in Small Hythe?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Do you carry out roof surveys in Small Hythe?

Yes, Small Hythe is one of the places we work. Every survey there gets the same written report with photos.

What does the report include?

It works through the roof part by part, in writing and with photos, and ends with what we recommend. The most urgent items are made clear.

Do you look in the loft space?

Yes, where the survey calls for it and there’s safe access. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

Do you check valley and parapet gutters?

Yes. Hidden gutters are a common cause of leaks inside, so they’re an important part of the survey. Some may only be partly visible, and we will note that in the report.

How many surveys have you done?

We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys.

How soon will I get the report?

That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.

Landlords, agents and block managers in Small Hythe

Letting agents can arrange access with tenants. We survey on weekdays and at weekends, which helps when tenants work during the week.

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Bigger roofs take more time, and they’re priced for the size.

What we cannot see

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Underground drains, which need a CCTV drain survey
  • What’s behind fascias and inside walls
  • Confirming asbestos in older rainwater goods

If in doubt, call 07833 053749 or drop us an email and we will suggest the right survey. What our survey covers.

What this survey covers

  • Eaves gutters
  • Fascias and soffits
  • Parapet and box gutters
  • Valley gutters
  • Outlets and hoppers
  • Downpipes

What you can safely check yourself

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking and it will help the survey.

Why get it checked now?

Going up a ladder to check your own gutters carries real risk. You can see drips and overflows from ground level but hidden gutters are another matter. Our survey covers whatever is safely visible and records it with photos. For an older or listed building in a place like Small Hythe, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.

What we do, step by step

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes about one to two hours at a house, depending on how many gutter runs and downpipes there are. You are welcome to ask questions while we are there. Older rural homes like those around Small Hythe can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and vantage points.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. You get a written report with photos and recommendations.

Getting ready for the survey

  • Tell us about parking before the day
  • If you’re buying, check with the agent that we can get in
  • Unlock side gates and any roof access doors

Roofs, chimneys and gutters in Small Hythe

The wider area around Small Hythe has a long history of building, with Smallhythe Place about 0.2 miles south. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Take a building like Homewood School and Sixth Form Centre: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
