Flat roof survey in Small Hythe, Kent
We carry out flat roof surveys in Small Hythe and the rest of Kent. We survey on weekdays, Saturdays and Sundays.
- Outlets that hold water back
- Failed upstands where the roof meets a wall
- Standing water left after rain
Common roof problems in Small Hythe
Flat roofs often get walked on for other jobs: to clean windows, fit aerials or air conditioning units, or reach a gutter. Each visit can damage a covering not made for regular foot traffic. New brackets and fixings through the roof are another common source of leaks.
People normally book a survey after spotting something like this:
- Cracked or split membrane
- Signs of deflection in the roof deck
- Blisters and bubbles in the covering
- Outlets that hold water back
Take a building like Homewood School and Sixth Form Centre: schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.
What to check before booking
- What the report includes, and whether it has photos
- Their insurance cover
- Will they check the loft as well as the outside?
- How much experience they have with roofs like yours
About our flat roof survey in Small Hythe
A flat roof leak often travels before it shows on the ceiling. It may start at a split, a lifted seam or a failed upstand well away from the damp patch. That’s why we check every detail across the roof, not only the area above the stain, and photograph anything that could let water in. Whoever carries out the work then has a clear starting point. We survey EPDM rubber, upstands and outlets and GRP fibreglass, and the problems we are asked to look at most are leaks around rooflights and failed upstands where the roof meets a wall.
In a village or hamlet like Small Hythe, flat roofs are usually on extensions, garages, outbuildings or barn conversions. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. The journey and access are planned beforehand. If there are outbuildings or garages with flat roofs, mention them as you book.
Findings are set out part by part, from the main slopes down to the gutters and outlets, each with a short note and a photograph. You’ll see the good as well as the bad.

What you can safely check yourself
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.
A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
Prices for flat roof surveys in Small Hythe
Survey packages start from £150, including VAT. What you pay for your roof depends on:
- The type of building, from a house to a block or an office
- The use of thermal imaging or a drone
- Extensions, dormers and garages with roofs of their own
- How tall the building is and how easy the roof is to see
Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.
Getting in touch
When you call or email, these details help:
- What’s prompted the survey
- The style of property, from a terrace to a block
- Whether there is a loft hatch, a shared roof or tricky access
- Any marks or damp showing indoors
If you have photos of the roof, send them over. Pictures from the ground or a window are fine, and please do not climb up for a closer look. To send them or to book, ring 07833 053749 or email us.
Your questions about flat roof surveys in Small Hythe
Will you come out to Small Hythe?
Yes, we do. We work right across London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.
How do I find out if my home in Small Hythe is listed?
The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.
Do you need to get into the loft?
Usually, if there is one and it can be reached safely. The roof space can show things the outside cannot, such as damp timbers, staining or daylight.
How many surveys have you done?
Over 5,000 surveys so far, across 20+ years of surveying roofs.
What if it rains on the day?
Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions are not right, we will talk to you about another date.
Will I get photos?
Yes, every report has them. Pictures sit next to the findings they show.
What does a roof survey cost?
Our price is from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included.
How it works
You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. A typical survey takes roughly 1–2 hours for a small flat roof at home, and longer for a large commercial one. Rural addresses near Small Hythe can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.
- We start with the address and, on larger roofs, the roof area and access.
- Inside, we look for signs of water under the roof where we can reach.
- We view the roof from safe positions and never walk on fragile surfaces.
- Each defect is photographed and its likely cause noted.
- The report explains the condition and recommends what to do first.
Before the survey
- For a flat or shared roof, check access with whoever owns or manages the building
- Make sure pets are kept safely away
- Buyers: confirm access with the estate agent or seller

What we look for on each type of roof
Rooflights and upstands
Where a flat roof meets a wall, the upstand has to stay sealed as the building moves. We check for splits, gaps and loose flashings above the upstand.
Single-ply membranes
Single-ply PVC and TPO membranes are common on commercial roofs and newer buildings. We check the welded laps, the edges, the fixings and any punctures.
