Flat roof survey in Rolvenden
We inspect a flat roof from wherever it can safely be seen: on the roof where it is safe, from windows and higher ground, and from the rooms below where we can reach them. Fragile rooflights and fragile sheets are never walked on. If part of the roof can’t be seen or reached safely, the report says so, so the limits of the survey are clear. We survey upstands and outlets, mastic asphalt and EPDM rubber, and the problems we’re asked to look at most are ponding water that doesn’t drain away and damaged trims at the roof edge.
Somewhere as small as Rolvenden, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. The journey and access are planned beforehand. Garages and outbuildings are easy to forget, so mention any you want included as you book.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Can I check my roof myself?
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
Leave it or get it looked at?
For a buyer, the best time to learn about a flat roof is before contracts are exchanged. After that, the cost of any work is yours. Our report gives you specific points to raise with the seller or agent. In a small place like Rolvenden, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.
The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 including VAT. We’ll tell you which package suits the questions you have.

Your questions about flat roof surveys in Rolvenden
Is Rolvenden in the area you cover?
We do. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.
How do I find out if my home in Rolvenden is listed?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.
Do I need to be at home?
Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.
Are you insured?
We’re covered by professional indemnity and public liability insurance.
Does the weather affect the survey?
Light rain doesn’t usually stop a survey. Strong wind or a downpour can stop drone flights and make roof access unsafe, so if conditions are not right we’ll arrange another day with you.
How long have you been surveying roofs?
We have more than 20 years’ experience and have completed over 5,000 surveys.
Do you need to get into the loft?
If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps, and if the loft cannot be reached safely, the report says so.
Tips from our surveys
These tips come from what we see on roofs every week:
- Keep clear of rooflights and fragile roof sheets
- Check that new brackets or units haven’t damaged the covering
- Plan a survey before the covering reaches the end of its usual life
- File the paperwork for the roof and any repairs
For landlords and building managers, the report is a dated record of the roof’s condition. It helps when planning maintenance budgets, and it gives a baseline to compare against next time.
Try not to let a flat roof become a walkway. Where someone does need access, ask them to use boards or a protected route, and remind them never to step on rooflights or fragile sheets.

Flat and commercial roofs around Rolvenden
Older houses across Kent frequently have handmade clay or peg tiles, and many have tile-hung walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. Smallhythe Place, about 3.1 miles east, is one of the historic houses in the wider area around Rolvenden. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.
For an older house near a landmark like Parish Church of St Mary, flat-roofed rear additions and dormers added over the years are worth checking.

What happens on the day
A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. Most visits take about 1–2 hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. For a village or hamlet like Rolvenden, the journey is planned ahead of time: let us know about lanes, gates and parking. On the day, we inspect what can safely be seen, inside and out.
- We start with the address and, on larger roofs, the roof area and access.
- Inside, we look for signs of water under the roof where we can reach.
- We view the roof from safe positions and never walk on fragile surfaces.
- Each defect is photographed and its likely cause noted.
- The report explains the condition and recommends what to do first.
Getting ready for the survey
- Keep pets inside or away from the areas we are looking at
- Mention any parking restrictions on your street
- For a flat or shared roof, check access with the building owner or managing agent
Getting a price
A quick phone call is typically the easiest start: call 07833 053749 or email us and we will ask a few questions about the roof. The price is agreed before a date is set.

Common roof problems in Rolvenden
Buyers frequently book after their home survey suggests a closer look at a flat roof. Owners and managing agents use a survey to plan upkeep, or ahead of a sale or a new lease. Either way, you get a clear record of the roof, with photographs.
Common reasons to book include:
- Signs of deflection in the roof deck
- Damaged trims at the roof edge
- Gaps at upstands and abutments
- Failed seals around rooflight kerbs
Take a building like Rolvenden Primary School: schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.
Choosing a roof surveyor
- Their insurance cover
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- Which limits apply to the survey
- Whether you can ask questions once you have the report
