About our flat roof survey in East End
Ponding is often the first sign that something on a flat roof isn’t right. It can point to poor falls, a blocked outlet or a deck that is deflecting. We record where water sits, check the outlets and look for dips that suggest deflection. If the deck itself looks like a structural concern, we will recommend a structural engineer. We survey upstands and outlets, GRP fibreglass and mastic asphalt, and common reasons people get in touch are pools of water lying on the roof and failed seals around rooflight kerbs.
Older buildings in small places like East End may be listed or in a conservation area, which can shape what a new flat roof may look like. Check with the council before planning any change of material. Finding out what state the roof is in gives you the facts to plan with. Changes that affect a listed building’s special interest need listed building consent.
After the visit, you get a photo-illustrated written report, emailed to you. It explains the condition of the flat roof, the defects we found and what we recommend.

What we’re asked to look at in East End
Water that does not drain sits on the roof and speeds up wear. Blocked outlets, poor falls and a sagging deck are the usual causes. Leaves and silt from nearby trees can soon choke an outlet.
People typically book a survey after spotting one of these:
- Gaps at upstands and abutments
- Water getting in at rooflights
- Blisters and bubbles in the covering
- Pools of water lying on the roof
Take an older house close to St Margaret's Church: the flat roofs on later extensions tend to wear out long before the main roof.
Before booking anyone
- What the survey will not cover
- Whether the roof space is looked at, where there is one
- Their drone registration, if they fly one
- Is VAT included in the price?
Different roofs, different checks
Single-ply membranes
Single-ply membranes can be damaged by foot traffic and equipment on the roof. We note any punctures, tears and loose areas we can see.
Rooflights and upstands
We do not walk on rooflights or fragile sheeting, and we treat older rooflights as fragile. They’re inspected from safe positions and recorded with photos.
The survey, step by step
When we arrive, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can safely be seen, using the ground, windows, the loft and a drone where it applies. Most surveys take an hour or two for a small flat roof at home, and longer for a large commercial one. Somewhere as small as East End, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- We agree the roof to be surveyed, its use and any leaks you know about.
- We look at the roof from the ground, windows and the roof where it’s safe.
- We check the covering for splits, blisters, ponding and wear.
- We photograph and record the outlets, upstands, trims and rooflights.
- A written report with photos and recommendations is emailed to you.
Getting ready for the survey
- Let us know about parking near the property
- Keep pets inside or away from the areas we are looking at
- Agree roof access with the managing agent if it is shared

Honest limits
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Structural calculations, which need a structural engineer
- Whether old sheeting or boards contain asbestos
- Parts of the roof that aren’t safe to walk on or view
Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you before booking. What a survey covers and doesn’t.

About 5 miles south-east lies Smallhythe Place, a reminder of how long the area around East End has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. FAQs for East End
Do you cover East End?
We do. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.
How do I find out if my home in East End is listed?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.
What types of flat roof do you survey?
We survey felt and built-up roofs, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply PVC and TPO. If you don’t know what your roof is, we’ll identify it on the day.
Should I worry about standing water on my flat roof?
Water that lies on a flat roof for days is a sign that something needs attention. It could be the outlets, the falls or a deflecting deck. The survey looks at each and records the likely cause.
What if it rains on the day?
It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We will rearrange with you if the weather isn’t right.
Do you go up onto the roof?
Only where it is safe to do so. If not, we use safe viewpoints and look inside, and the report says if any part couldn’t be seen. We don’t walk on fragile rooflights or sheeting.
How long is the visit?
It typically takes roughly 1–2 hours on an ordinary house, or half a day or so for a commercial building. We’ll confirm the timing when booking.
What affects the price in East End
Not every roof costs the same to survey, for these reasons:
- Whether thermal imaging or a drone is needed
- House, block, shop or office

- Building height and the viewpoints available
