New roof snagging for The Stocks homes and businesses

How new roof snagging works in The Stocks

Replacing a roof costs a lot, so it is worth having it checked before the final payment. Our new roof snagging inspection looks for faults and unfinished work on the new roof and around it. You get a written report with photos that you can pass to your roofer. We’re independent of the roofer who did the job. If you’re worried about underlay not dressed into the gutter and debris left in gutters or valleys, we can find out what’s behind it.

Somewhere as small as The Stocks, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Whether you’re buying or have just had a roof replaced, each material has its own checks. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

The report works through the roof section by section, from the coverings down to the gutters, with a note and a photo for each point. It records what’s sound as well as what is not.

What happens on the day

The visit has one job: to see as much of the new roof as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. It usually takes between one and two hours for a typical new house roof, longer where the roof is large or complicated. In a small place like The Stocks, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We start by finding out what was replaced and what worries you.
  2. The coverings, ridges, hips and verges are checked as far as can be seen safely.
  3. Valleys, flashings, gutters and the underlay at the eaves are looked at.
  4. We look in the roof space, where there’s safe access, and around the property for debris or damage.
  5. The snags are written up with photos for you to share with your roofer.

Before we arrive

  • Unlock side gates and any roof access doors
  • Keep pets in another room
  • Leave a clear route to the loft

Common roof problems in The Stocks

Even good roofers can leave snags at the end of a job. Details at ridges, verges and flashings are easy to rush particularly in poor weather.

A survey can pick up problems like:

  • Missing or blocked roof ventilation
  • Tiles or slates sitting out of line
  • Underlay ending short at the eaves
  • Gaps at new flashings

Landlords with a home close to Rye station may find that a roof report gives you a clear picture before you buy or settle up with a roofer.

Choosing a roof surveyor

  • Will they check the loft as well as the outside?
  • What insurance they carry
  • Will the report include photos?
  • What follow-up you get after the report

What a good roof survey covers

What new roof snagging looks like in The Stocks

Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about. With Smallhythe Place about 2 miles north-west, The Stocks sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

If yours is one of the older homes in the streets near Parish Church of St John the Baptist, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

  • Parts of the roof we cannot see safely
  • Estimates of what fixes will cost
  • Settling a dispute with your roofer or builder

The Stocks: your questions answered

Do you cover smaller places like The Stocks?

Yes. The Stocks is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

Is The Stocks in the area you cover?

Yes, The Stocks is one of the places we work. The survey and report are the same in The Stocks as anywhere else.

How long will you be on site?

For a house, expect about 1–2 hours on site with commercial roofs nearer 3–4 hours.

Does the weather affect the survey?

Light rain is typically fine; heavy rain and wind are different. In high wind or heavy rain, a drone cannot fly and access may not be safe, so we’d move the date with you.

How do I arrange new roof snagging in The Stocks?

It’s easiest to call 07833 053749 or drop us an email. Let us know the address and a little about the roof. Surveys run on weekdays and at weekends.

Will you fly a drone over my roof?

Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We’re a CAA-registered drone operator.

Is this a RICS survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

DIY checks: what’s safe

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we check the roof.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

What happens if roof problems are left?

Offcuts left in a gutter can block it that soak walls. Spotting it now saves chasing damp later. Matching old materials, like handmade tiles or stone slates, can take time to source. That’s one more reason to find defects before they become urgent.

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 including VAT. We’ll tell you which package suits the questions you have.
