Roof Leak Investigation in The Stocks
Tracing where water is getting into your roof for The Stocks and the rest of Kent. Surveys run on weekdays and at weekends.
- Drips from nail tips in a cold loft
- Wet patches high on an inside wall
- Leaks at a dormer or roof window
Different roofs, different checks
Flat roof upstands and outlets
Flat roof water can travel under the covering before it shows. Where conditions allow, moisture readings and thermal imaging help narrow it down.
Chimney stacks
We check the outside of the stack and the breast inside, and it isn’t a flue or gas safety check.
Roof leak investigations for homes and businesses in The Stocks
Our job is to find the likely source and tell you. You get a written report with photographs showing the likely entry point and the route the water is taking, plus recommendations on what needs attention. Whoever does the work then has a clear starting point. The investigation finds and explains the cause, while the repair is a separate matter. We’re frequently asked to look into wet patches high on an inside wall and water that shows only in certain storms, on lead flashings, the roof space and flat roof details.
Many homes in small places like The Stocks face open ground, so storms hit ridges, verges and chimneys hard. Damp in old stone, brick or timber walls is slow to dry out, so it pays to find the cause quickly. A record with photographs is useful if you need to show the damage to anyone else.
If any part of the leaking roof couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

What we’re asked to look at in The Stocks
A gutter that overflows can soak a wall and mark the ceiling inside. Parapet and box gutters are the worst for this, because when they block, water backs up and runs inside.
Things that often lead to a survey include:
- Condensation that looks like a leak
- Staining where a gutter or parapet meets the wall
- Water marks that spread in wet weather
- Wet patches on loft insulation
If your house is among the older ones in the streets near Parish Church of St John the Baptist, leaks on older roofs often start at lead flashings, valleys or around old chimney stacks.
What to check before booking
- Their drone registration, if they fly one
- What happens after the report arrives
- Whether they hold professional indemnity and public liability insurance
- Which parts of the roof they’ll actually see
Honest limits
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Leaks that only appear in weather we can’t recreate
- Whether rotten timbers meet design loads
- Putting the leak right
Not sure which survey suits your roof? You can call 07833 053749 or email us and we will tell you before you book. What a survey covers and doesn’t.

What’s in the report?
It explains what we saw, what it means and what we’d suggest, with photographs throughout. It also says if any part of the roof couldn’t be seen safely.
Do you carry professional indemnity insurance?
We hold professional indemnity and public liability insurance, for every survey we carry out.
What do I do with the report?
You receive the written report by email, with photographs and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.
How the survey works
We will ask a few questions first, such as when any problem began and what work has been done before. The inspection then takes an hour or two at a typical home, though large, tall or awkward roofs take more time. Cottages and farmhouses around The Stocks frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we cannot see is noted.
- You let us know where the water appears, when, and what the weather was doing.
- We examine the damp area and the rooms near it.
- In the loft, we follow any signs of water back towards the roof.
- We inspect the likely entry points outside, from ground level, windows and the roof where safe.
- We email a written report showing where the water most likely gets in.
How to prepare
- If you’re buying, let the agent know when we are coming
- If the roof is shared, arrange access with whoever manages the building
- Keep pets out of the way during the survey
Booking a survey
A quick phone call is typically the easiest start: phone 07833 053749 or drop us an email, and we’ll ask about the building and what you need. You will have a price before anything is arranged.
Advice
Why it is worth a survey now in The Stocks
Damp loft insulation loses much of its value. A slow leak can soak it for months before a stain appears. Catching it early limits what has to be replaced. Outbuildings and barns around The Stocks are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.
Prices start from £150, including VAT, for a Basic Survey. Standard is from £250 and Premium from £400, both with VAT included. You will know the price for the job before booking.

The Stocks roofs and the weather
Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Each of these roof types has its own typical places for water to get in. About 2 miles north-west lies Smallhythe Place, a reminder of how long the area around The Stocks has been built on. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.
If you own a rental within reach of Rye station, a tenant living with a leak needs the cause found, not just the stain painted over. Take a building like Wittersham Church of England Primary School: water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.

- Commercial roofs and larger buildings
- The number of roofs, including extensions and garages
- The size of the roof
- The shape of the roof and its details
Roof leak investigation starts from £150, including VAT. The final price depends on the size and height of the roof, how it can be seen safely and which survey you book.
