Roof leak investigations in Stone Corner

Roof leak investigation in Stone Corner

Roof leaks rarely show up where you’d expect. It can run along a rafter, a batten or the underlay before it drips, so the stain on your ceiling is seldom right under the hole. Our leak investigation traces it back. Patching the spot above the stain often misses the real cause. Tracing the route first means any work can be aimed at the right place. We are often asked to look into wet patches on loft insulation and leaks below a flat extension roof, across lead flashings, the roof space and chimney stacks.

Roofs in small places like Stone Corner frequently stand in the open, where storms hit ridges, verges and chimneys hardest. Damp in old stone, brick or timber walls is slow to dry out, which makes finding the cause quickly worthwhile. A written record also helps if you need to explain it to anyone else.

You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What happens on the day

We will ask a few questions first, about the roof’s history, any leaks and past repairs. Then the inspection itself takes between one and two hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. For a village or hamlet like Stone Corner, the journey is planned beforehand: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. We start with what you’ve seen: where the stain is and when it gets worse.
  2. We check the stain, the ceiling and the loft above it.
  3. We check the likely entry points outside, such as flashings, valleys, chimneys and gutters.
  4. Where it helps, we take moisture readings and use thermal imaging.
  5. We email a report with photographs, the likely entry point and recommendations.

Why it is worth a survey now in Stone Corner

A small drip today can be a bigger leak after the next storm. Wind lifts loose slates further and gaps widen. Tracing it now lets you plan the work rather than react to it. Where a roof is exposed, as many are in small places like Stone Corner, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.

Stone Corner roofs and the weather

Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. The covering and its details give the first clues when tracing where water is coming from. The wider area around Stone Corner has a long history of building, with Smallhythe Place about 1.4 miles north-west. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

Landlords with a home close to Appledore (Kent) station may find that a tenant living with a leak needs the cause found, not just the stain painted over.

What a survey costs

Not every roof costs the same to survey, for these reasons:

  • The use of thermal imaging or a drone
  • Whether it’s a home or a commercial building
  • Height and safe access
  • How complicated the roof is, with its valleys, chimneys and parapets

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.

Booking your survey

Getting the details right at the start saves time. It’s useful to include:

  • What kind of property and roof it is
  • Photos of the roof, taken safely from ground level or a window
  • Why you want a survey: buying, a leak, a storm or new work
  • The address and postcode of the property

Getting a price is simple: just call 07833 053749 or email us and give us some details about the property and we’ll recommend the right survey. The price is agreed up front.

FAQs for Stone Corner

Is Stone Corner in the area you cover?

Yes. We work right across London and South East England, and Stone Corner is part of that. You can call 07833 053749 or drop us an email with the address and a few details.

Is Stone Corner within the area you cover?

Yes. Stone Corner is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Could my leak actually be condensation?

It’s a common question. A leak typically shows in one area and follows rain, while condensation is frequently spread out and worse in cold weather. We tell you which it is most likely to be.

Do I need to be at home?

If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access as you book.

What does a roof survey cost?

Prices start from £150, including VAT. We confirm the exact price before booking, based on the roof’s size, access and package. To get a price, call 07833 053749 or drop us an email.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years.

Can you find a leak when it is not raining?

In most cases, yes. Moisture detection shows where materials are damp even on a dry day. If a leak only appears in driving rain from one direction, we’ll tell you what we found and what’s most likely.

What we look for on each type of roof

Parapet and box gutters

We check the linings, joints and outlets where we can see them safely, and look for signs of past overflowing.

Chimney stacks

We look at the outside of the stack and the breast inside, and it is not a flue or gas safety check.

Honest limits

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Water from pipes, tanks or heating systems
  • Leaks that only appear in weather we can’t recreate
  • What’s under the covering or behind the plaster

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we’ll tell you. What our survey covers.

What this survey covers

  • Lead flashings
  • Rooflights and dormers
  • Slate and tile slopes
  • Chimney stacks
  • The roof space
  • Valleys and parapet gutters
  • Flat roof details

Should I look at the roof myself first?

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.

What you cannot do safely is get up close. Roofs are fragile and slippery. That is where a survey comes in, using safe viewpoints and a drone where it applies.
