How a thermal roof survey works in The Stocks
What a thermal camera can show depends a lot on the weather. A sunny day before the survey, a dry roof surface and little wind all help. Rain, wind and cloud can all make the patterns weaker. We talk through the forecast when you book, and the report explains how the conditions on the day affected the results. If you are worried about ceilings that feel colder in places and areas losing heat at the eaves and junctions, a survey will tell you what’s going on.
Some older homes in villages like The Stocks are listed or in a conservation area. A look by drone or thermal camera does not touch the roof, so it’s a gentle way to see the condition of an old roof, before anyone decides what work it needs. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.
Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Honest limits
Without opening up the roof, some things stay hidden, and that sets some limits:
- A formal energy assessment
- Seeing water directly, as the camera shows temperature, not moisture
- Hidden layers that need to be opened up to check

What we need to know
Getting the details right at the start saves time. Please include:
- The kind of building and roof involved
- What made you get in touch
- Photos of the roof, taken safely from the ground or a window
- Any marks or damp showing indoors
Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, phone 07833 053749 or send us an email with the address and the days you’d prefer.
What you can safely check yourself
Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
Different roofs, different checks
GRP fibreglass roofs
GRP roofs are laid over timber boards, so trapped moisture can affect the deck. Thermal imaging can suggest where that may be happening.
Single-ply and EPDM roofs
On big single-ply roofs, the camera helps show where to take readings. It focuses the survey on the areas that matter.
Thermal roof surveys around The Stocks
If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Steep or complicated roofs are often hard to see from ground level, which is where photos from the air and thermal images help.
Take a building like Wittersham Church of England Primary School: a drone or thermal camera can show a large roof in a single visit. The streets around a church like Parish Church of St John the Baptist are often among the oldest in a place, and if your house is among the older ones nearby, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that is where a view by drone or thermal camera helps. With Smallhythe Place about 2 miles north-west, the area around The Stocks has a long history. For older roofs nearby, a look from above or with a thermal imager is a hands-off way to check condition.
The Stocks is about 11 miles south-west of Ashford, in Kent. From houses to flats and shops in The Stocks, the roof can be surveyed. Our area takes in places right across Kent, from the larger towns to small villages. We also survey roofs in Maidstone.

How the survey works
We will ask a few questions first, like when any problem began and what work has been done before. The inspection then takes an hour or two for most houses, with bigger or more complicated roofs taking longer. In a small place like The Stocks, access is typically the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.
- First we discuss the roof, any damp and the forecast for the visit.
- We look over the roof from wherever it’s safe.
- We take thermal images of the roof and of the loft where we can reach it.
- Patterns that stand out are checked with moisture readings.
- Each image is set beside a normal photo and explained in the report.
Getting ready for the survey
- If it is not your property yet, arrange access through the agent
- Jot down any questions you want answered
- Leave side gates unlocked

Advice
Leave it or get it looked at?
Repeated repairs that do not stop a leak are a sign the source hasn’t been traced. Combining the camera with moisture readings can help find it, instead of trying repair after repair. Around The Stocks, older homes often have old roof timbers, and water through a failed covering can rot timber if it’s left.

Questions from The Stocks
Is The Stocks within the area you cover?
Yes, The Stocks is covered. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Is my home in The Stocks listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.
Does thermal imaging detect leaks directly?
No, not on its own. It shows surface temperature, and wet areas can show up because they hold heat differently. That’s why we check any patterns with moisture readings.
How long will you be at the property?
Expect it to take roughly 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. The written report follows by email, on the timescale of your package.
Which survey includes thermal imaging?
Our Premium Survey, from £400, includes thermal imaging. An in-person consultation and a follow-up 12 months later are included too. Larger commercial roofs are quoted for their size.
Does this replace a RICS home survey?
No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.
What conditions are best for thermal imaging?
Conditions on the day affect the results. It works best after a sunny day, with a dry roof surface and little wind. Rain, wind and heavy cloud can weaken the patterns, so we talk through the forecast when booking.
