How a thermal roof survey works in Acton

We present each thermal image next to a normal photo of the same area, making it clear where on the roof each pattern is. Each one comes with an explanation, the moisture readings and our recommendation. With a Premium Survey, the report reaches you the same day. You can talk the findings through with us at the in-person consultation. A follow-up 12 months later is included too. Typical surveys look at possible trapped moisture under a flat roof covering and damp around roof outlets and upstands, across ceilings below the roof, loft conversions and flat roofs.

In a small place like Acton, open ground can mean strong wind. A small drone cannot fly safely in strong wind or heavy rain, and thermal imaging works best with little wind. The visit is planned around the forecast, along with the journey and access. A change in the forecast can mean moving the visit to another day.

We keep jargon out of it: if work is needed, the report says so clearly, and where it can wait, that is said too.

Landlords, agents and block managers in Acton

Letting agents can arrange access with tenants, at a time agreed ahead of time. Surveys run seven days a week, which can make access easier.

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.

Practical tips

Getting the most from a thermal roof survey starts before we arrive and carries on afterwards. Some tips:

  • Heat the home normally on the days before
  • Clear a path to the loft hatch before we arrive
  • Keep outlets and gutters clear to stop water sitting
  • Leave the roof to people with safe access

Premium Surveys include an in-person consultation, giving you the chance to talk through the images and findings. There is a 12-month follow-up too.

After repairs or a new covering, a later survey can confirm things are dry in suitable weather.

What we look for on each type of roof

Loft insulation

Loft insulation is easily disturbed when people store things or run cables. The camera can show where it no longer covers the ceiling.

Parapets, valleys and junctions

Junctions where roofs meet walls, parapets and valleys are common places for water to get in. Thermal imaging can help show damp patterns around them.

Common roof problems in Acton

Cold rooms under a roof, or high heating bills, lead some people to ask about heat loss. Missing or slipped insulation can stand out as temperature differences, particularly when it’s warm inside and cold outside.

We’re frequently asked to look at:

  • Leaks far from where the stain appears
  • Gaps in loft insulation
  • Areas losing heat at the eaves and junctions
  • Cold areas below the roof

If you look after a building like Wittersham Church of England Primary School, a drone or thermal camera can show a large roof in a single visit.

What to expect from a roof survey

Thermal roof surveys in Acton: local notes

If your survey includes the drone, the flight is checked against the Drone Safety Map first. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these.

Historic houses like Smallhythe Place, about 1.5 miles north-west, show how far back building around Acton goes. A drone or thermal survey does not involve any work on the roof, which suits older buildings. Take an older house close to Parish Church of St John the Baptist: older roofs can be steep and hard to see from the street, which is where close-up aerial shots and thermal images help.

Acton is about 10 miles south-west of Ashford, in Kent. We carry out thermal roof surveys in Acton for houses, flats, blocks and commercial buildings, with a written report and photographs every time. Our Kent coverage includes Acton and the places around it. You can also see our page for Maidstone.

Can I check my roof myself?

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

FAQs for Acton

Is Acton within the area you cover?

We do. Villages and rural addresses get the same survey as a town house.

Is my home in Acton listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Do you test for asbestos?

No. Asbestos surveys and testing are not part of what we do. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings.

What happens after the survey?

You receive the written report by email, with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

Do you take photos of the roof?

Yes, every report has them. Each finding is shown in a picture where possible, so you can see what we mean.

What does a thermal roof survey show?

The camera records how the surface temperature varies. Those patterns can point to trapped moisture, missing insulation or heat loss. Findings are checked with moisture readings.

Are you insured?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

What we do, step by step

Photographs are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. Most surveys take an hour or two at most homes; commercial roofs usually need 3–4 hours. Older roofs in small places like Acton can have low, tight loft spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. We look over the roof from wherever it’s safe.
  3. Thermal images are taken across the roof and, where there’s safe access, in the loft.
  4. Patterns that stand out are checked with moisture readings.
  5. Each image is set beside a normal photo and explained in the report.

Preparing for the visit

  • Make sure pets are kept safely away
  • Make sure we can get to the back of the property
  • Agree roof access with the managing agent if it is shared
