Sandhurst Cross questions

Can a landlord with a rental near Robertsbridge station book a roof survey?

Yes, that is a common request. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Do you cover smaller places like Sandhurst Cross?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Do you go up on the roof?

Where it is safe, yes. We also inspect from the ground, from windows and vantage points, and from the loft. On Premium, a drone is used where it applies.

When will the report arrive?

That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. It’s emailed to you.

I live in a flat. Can you survey the roof?

Yes, if the freeholder or managing agent agrees access. On a shared roof we can only inspect the parts we are allowed to reach.

Does someone need to be in?

That depends on the survey. For inside areas and the roof space, someone has to give us access; we’ll agree the details as you book.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

About our roof survey in Sandhurst Cross

Many homes have several roofs, not just one. Flat roofs over extensions, garages and dormers are common in felt, EPDM rubber, GRP or asphalt. We check them as well as the main pitched roof, looking for ponding, splits, blisters and worn upstands. Flat roofs frequently need attention long before the main roof. Felt often lasts around 15 to 20 years, while EPDM rubber can last 30 to 50. We survey lead flashings, flat roofs and clay and concrete tiles, and the problems we are asked to look at most are loose ridge or hip tiles and gutters that overflow in heavy rain.

Older buildings in small places like Sandhurst Cross may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

The report records the roof as we found it on the day. It is useful right away, and a good reference for later, for instance when you want to check whether anything has changed.

Take a look at what a roof survey costs and what we found on two real jobs.

What a roof survey doesn’t cover

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Structural calculations (that is a structural engineer’s job)
  • Asbestos testing of any kind
  • How the roof will behave in every kind of weather

If you are not sure which survey you need, ring 07833 053749 or email us and we will give you a straight answer. What a survey covers and does not.

What this survey covers

  • Ridges, hips and valleys
  • Chimney stacks
  • Lead flashings
  • Clay and concrete tiles
  • Natural slate
  • Flat roofs
  • The roof space

The survey, step by step

Where it is relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey usually takes an hour or two at most homes, or half a day or so for a commercial building. Rural addresses near Sandhurst Cross can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. You pick the package that suits your roof.
  2. On the day, we start by hearing what you’ve noticed.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Extra checks are carried out where your package includes them.
  5. The report is emailed with findings and recommendations.

Before the survey

How we price roof surveys

Every roof is different, so prices are confirmed before you book. This is what makes a difference:

  • Whether thermal imaging or a drone is needed
  • The shape of the roof and its details
  • Basic, Standard or Premium
  • How big the roof is

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. The price for your roof depends on its size, access and what you need to know.

What we need to know

What helps most when you contact us:

  • Any marks or damp showing indoors
  • The kind of building and roof involved
  • Photos of the roof, taken safely from the ground or a window
  • Any deadline, such as an exchange date

Not sure which survey you need? The easiest way is to phone 07833 053749 or email us and describe the roof and what’s worrying you. We’ll talk you through the options and what they cost.

What you can safely check yourself

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when booking and it will help the survey.

Roof surveys around Sandhurst Cross

About 2.5 miles south-east lies Great Dixter, a reminder of how long the area around Sandhurst Cross has been built on. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.

If you look after a building like Sandhurst Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you own one of the older houses in the streets near Church of St Nicholas, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. For landlords with property near Robertsbridge station, the gap between tenancies is a good time to have the roof looked at.

How the survey changes by roof type

Clay plain and peg tiles

Where tiles hang on walls or dormers, we check them too. Gaps in tile-hanging let water reach the wall behind.

Flat roof coverings

A felt roof often lasts around 15 to 20 years, while EPDM rubber often lasts 30 to 50 years and GRP up to about 30. We check its condition and the signs of age.
