About our roof survey in Bodiam

Most houses have more than one roof to look at. Rear extensions, dormers, porches and garages often have flat roofs in felt, EPDM rubber, GRP or asphalt. We check them as well as the main pitched roof, including signs of standing water, splits and tired upstands. Flat roofs often need attention long before the main roof. A felt roof frequently lasts around 15 to 20 years, and GRP up to about 30. We survey natural slate, lead flashings and flat roofs, and the problems we are asked to look at most are slates or tiles that have slipped or broken and valley linings that have cracked or split.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Roof by roof

Chimney stacks

We check the stack itself, not a flue, gas or sweep inspection. If a specialist is needed, we’ll say so.

Flat roof coverings

Repeated coatings can hide what’s underneath. If the covering would need opening up to know more, we say so.

Leave it or get it looked at?

It is easier to plan roof work than to react to it. A survey lets you deal with things in order of urgency, rather than calling someone out after a storm. For older village homes like those around Bodiam, the right replacement materials aren’t always easy to find quickly. Spotting a problem early leaves room to find them.

Every price we give includes VAT. Roof survey starts from £150, including VAT. We confirm the price for the job before booking.

Bodiam questions

Will you come out to Bodiam?

Yes, we do. We survey roofs across London and South East England, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.

Can a landlord with a rental near Robertsbridge station book a roof survey?

Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

How do I book a survey in Bodiam?

It’s easiest to call 07833 053749 or email us. Give us the address and some details about the roof, and we will recommend the right survey. We survey seven days a week.

Is it the same as a RICS Level 2 or Level 3 survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

Will the report say how many years my roof has left?

We don’t give a number of years. We describe the condition of each part of the roof and how it is wearing, and we say what needs attention and how urgently.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

Do you go up on the roof?

When the roof and the conditions make it safe, yes. We also use views from the ground, windows and the roof space, and Premium includes a drone where applicable.

How it works

We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe. A typical visit takes about one to two hours for most homes, depending on how many separate roofs there are. In a hamlet or village like Bodiam, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. You pick the package that suits your roof.
  2. On the day, we start by hearing what you’ve noticed.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Extra checks are carried out where your package includes them.
  5. The report is emailed with findings and recommendations.

Getting ready for the survey

  • Jot down any questions you want answered
  • Clear the way to the loft hatch
  • Leave side gates unlocked

Advice

When to book a survey in Bodiam

A blocked gutter does more harm than it looks. Leaves, moss and silt build up, the gutter overflows and water soaks the walls. Hidden gutters behind parapets and in valleys can send water indoors, particularly near trees.

Typical things we’re asked to look at include:

  • Worn or blocked valleys
  • Loose ridge or hip tiles
  • Standing water on a flat roof
  • Torn or sagging underlay

Take an older house close to The Parish Church of St Giles: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Before booking any roof surveyor

  • Which limits apply to the survey
  • What the report includes, and whether it has photographs
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Whether they hold professional indemnity and public liability insurance

What a roof survey includes

Checking the roof from ground level

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.

Roof surveys around Bodiam

About 2.5 miles east lies Great Dixter, a reminder of how long the area around Bodiam has been built on. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. Knowing the covering helps explain which parts of a roof are likely to need work first.

Take a building like Bodiam Manor School: large buildings have long gutter runs and big roofs that need checking like any other. For landlords with property near Robertsbridge station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
