Pre-purchase roof surveys in Bodiam

Pre-purchase roof survey in Bodiam

The roof is one of the most expensive parts of a home to repair, and one of the hardest for a buyer to see. A pre-purchase roof survey looks at it closely before you are tied in. We look at the slates or tiles, the ridges and valleys, the flashings, the chimneys and the gutters, plus the loft where there’s safe access. You get a report with photos. If you’re worried about signs of past leaks inside the loft and roof slopes that look uneven or sagging, we can find out what’s behind it.

Being in a small place like Bodiam makes no difference to the inspection itself: the journey, parking and access are simply agreed beforehand. If there are outbuildings with roofs you want checked, mention them when booking, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Weekday and weekend visits are both available.

After the visit, you get a written report with photos, emailed to you. It explains the condition of the roof, the defects we found and what we recommend.

Useful tips for Bodiam property owners

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Pass the findings to your conveyancer
  • Watch for stains or fresh paint on ceilings below the roof
  • Mention any deadline when you contact us
  • Ask for loft access on the day

After you move in, keep the report somewhere safe. Deal with the urgent items first, and use the photos as a record of how the roof looked when you bought. The Premium Survey includes a 12-month follow-up.

Look in the loft now and then, with care and a good torch. Watch for stains, damp timbers and chinks of daylight. Photos help if you later need a roofer or another survey.

How we price pre-purchase roof surveys

Survey packages start from £150, with VAT included. What you pay for your roof depends on:

  • The type of building, from a house to a block or an office
  • Height and safe access
  • The number of roofs, including extensions and garages
  • Chimneys, valleys, parapets and other details

Prices start from £150, including VAT. What you pay depends on how big and how high the roof is, access and the package you choose.

What we need to know

We’ll typically ask about:

  • Any marks or damp showing indoors
  • Anything about access we should know
  • Pictures of the roof from a safe spot, if you have them
  • The style of property, from a terrace to a block

When you’re ready to go ahead, phone 07833 053749 or email us. From there it’s a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.

How the survey changes by roof type

Natural slate

Natural slate can last 100 years or more, yet the nails that fix it often give out first. When slates start to slip, corroded nails are often the reason.

Chimney stacks

We inspect the outside of the stack, and it is not a flue or gas safety check. We’ll say if the flue needs a specialist.

What we do, step by step

Every roof is different, but as a rough guide the survey takes an hour or two at a typical house, with time for the loft where it can be reached. You’re welcome to ask questions while we are there. In a hamlet or village like Bodiam, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. You book once your offer is accepted and let us know the address and your timetable.
  2. We agree a time and how we will get in, including the loft.
  3. The roof is inspected from every safe viewpoint, inside and out.
  4. Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
  5. We email a report with photos and recommendations, ready for you to use before exchange.

Getting ready for the survey

  • Keep pets in another room
  • Clear the way to the loft hatch
  • Have any questions written down, so nothing gets missed

Arrange a survey

Not sure which survey you need? The easiest way is to phone 07833 053749 or use the contact form and describe the roof and what’s worrying you. We will explain the options and the price.

What a pre-purchase roof survey looks like in Bodiam

Historic houses such as Great Dixter, about 2.5 miles east, show how far back building in the area around Bodiam goes. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. Older houses across Sussex frequently have handmade clay tiles, and many have tile-hanging on their upper walls. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.

The streets around a church such as The Parish Church of St Giles are often among the oldest in a place, and if yours is one of the older homes nearby, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges. Landlords with a home close to Robertsbridge station may find that it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Your questions about pre-purchase roof surveys in Bodiam

Does a conservation area affect roof work in Bodiam?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Will you come out to Bodiam?

Yes, Bodiam is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

When should I book a pre-purchase roof survey?

After your offer is accepted and before you exchange contracts. That gives you time to use the findings.

Does the weather affect the survey?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions are not right, we’ll talk to you about another date.

How many surveys have you done?

Over 20 years and more than 5,000 surveys, across London and South East England.

What insurance do you have?

We are covered by professional indemnity and public liability insurance.

Do you go up on the roof?

Only where it’s safe to do so. Much of the inspection is done from ground level, from windows and from the loft space. On Premium, a drone is used where applicable.

What you can safely check yourself

A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
