Pre-Purchase Roof Survey in The Moor
Pre-purchase roof surveys around The Moor, with findings in writing and pictures to back them up. Weekday and weekend visits available.
- Blocked or leaking gutters
- Worn or lifted lead flashings
- Standing water on a flat extension roof
How the survey works
A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from each safe vantage point, take photographs as we go and make notes for the report. It normally takes an hour or two at a typical house, with time for the loft where it can be reached. In a small place like The Moor, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- After your offer is agreed, you book and share your timetable.
- We arrange access with you, the agent or the seller, including the loft.
- The visit begins outside, from ground level and any safe vantage points.
- Inside, we check the roof space and look at the roof from windows.
- The report is emailed with photos and recommendations, ready to use before exchange.
Before the survey
- Jot down any questions you want answered
- Clear the way to the loft hatch
- Note where any stains or damp appear

About our pre-purchase roof survey in The Moor
Tall, steep or hidden roofs are hard to judge from the street. The Premium Survey adds thermal imaging, plus a drone inspection where it applies, along with a same-day report. Where a flight is not possible, because of airspace rules or the weather, we tell you and look from the ground, windows and the loft instead. We survey flat-roofed extensions and dormers, chimney stacks and the roof space, and people most often book us about gutters that overflow or drip at the joints and blistered or split felt on a flat roof.
Being in a small place like The Moor makes no difference to the inspection itself: the journey, parking and access are simply agreed in advance. If there are outbuildings with roofs you want checked, mention them when booking. Whether you are buying or checking new work, the same care goes into it. Weekday and weekend visits are both available.
You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Why it’s worth a survey now in The Moor
A slow leak can go unnoticed for months. By the time a stain shows, timber or plaster may already be damp. Finding the cause at the survey stage lets you deal with it as soon as you move in. In a small place like The Moor, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You will know the figure before booking.
Why us?
- Package prices that include VAT
- Plain-English reports with photos
- A sub-250g drone, flown with a CAA Flyer ID and Operator ID

What we are asked to look at in The Moor
Viewings rarely include a proper look at the roof. You see the rooms, not the slates. New paint on a ceiling can hide old water stains, which is why buyers book a closer look before committing.
Typical things we are asked to look at include:
- Slipped or missing slates and tiles
- Old water stains in the loft space
- Sagging ridge lines or uneven roof slopes
- Standing water on a flat extension roof
For landlords with property near Etchingham station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.
Before booking anyone
- Whether you can ask questions once you have the report
- How they’ll see the roof: from ground level, the loft, the roof or by drone
- Whether they hold professional indemnity and public liability insurance
- What the survey will not cover
Honest limits
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Asbestos testing of any kind
- A structural engineer’s report
- Defects hidden under coverings or inside walls without opening up
If you are not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer before booking. What our survey covers.
What this survey covers
- Gutters and downpipes
- Lead flashings and valleys
- The roof space
- Chimney stacks
- Natural slate
- Clay and concrete tiles
- Flat-roofed extensions and dormers
Before and after the survey
Over many surveys, some simple habits stand out:
- Ask when the roof was last worked on
- Mention any deadline when you get in touch
- Watch for stains or fresh paint on ceilings below the roof
- Arrange the survey as soon as your offer is agreed
If you want quotes for the work, roofers can work from the report. They’ll see exactly what we found, and where, which makes quotes easier to compare.
Chimneys and flashings need watching. Look for leaning pots, missing mortar and lifted lead. Binoculars from ground level are enough for a first look.
What we look for on each type of roof
Chimney stacks
Chimney stacks take the brunt of the weather. The pots, flaunching, pointing and flashings are all checked.
Lead flashings and valleys
Flashings close the gaps at chimneys, walls and abutments. We check whether they’ve lifted, split or been replaced with mortar or bitumen.
Common questions in The Moor
Does a conservation area affect roof work in The Moor?
We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.
Do you cover The Moor?
We do. The survey and report are the same in The Moor as anywhere else, and visits run on weekdays and weekends.
Should I get a roof survey as well as a RICS home survey?
It is your choice, but the two do different jobs. A home survey looks at the whole property, and ours concentrates on the roof alone. Our survey complements a RICS survey and does not replace one.
How experienced are you?
Over 5,000 surveys so far, over more than 20 years, and 98% of clients are satisfied.
When should I book a pre-purchase roof survey?
Book as soon as your offer is agreed. You need the report before you exchange, because after that the roof is yours to deal with.
Is your roof survey a RICS survey?
No. We survey the roof, not the whole building, and it isn’t a RICS home survey. It works alongside a home survey.
Can you survey in bad weather?
Light rain is typically fine; heavy rain and wind are different. Strong wind or heavy rain can make access unsafe and ground a drone, and we’d agree another day.
The Moor homes and their roofs
Historic houses like Great Dixter, about 4.8 miles south-east, show how far back building in the area around The Moor goes. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.
If your house is among the older ones in the streets near Church of St Laurence, the roof may have had decades of patch repairs, and the survey shows where they are.
