Landlord roof survey in The Moor, Kent
Roof condition reports for landlords, agents and blocks of flats in The Moor, carried out by an experienced roof surveyor. You get a clear written report with photos.
- Flashings that have come away
- Chimney stacks in poor repair
- Damaged party-wall upstands or parapets
Tips from our surveys
Small things make a difference, both for the survey and for the roof itself. Some pointers:
- Tell tenants when we are coming
- Keep roof outlets and gutters clear
- Check the roof space can be accessed
- Ask residents to report damp right away
You receive a photo-illustrated written report and recommendations, prioritised by urgency where relevant. It is emailed to you ready to pass on to whoever needs it.
Check the loft hatch can be reached and opened so a surveyor can look inside the roof. Stored items over the hatch make checks harder.
Landlord roof surveys for homes and businesses in The Moor
We check the same things on a let roof as on any other: coverings, ridges, hips, valleys, flashings, chimneys, gutters and the roof space. Flat roofs over blocks, rear additions and garages are covered too where they’re part of the brief. Chimney stacks, parapets and party-wall upstands are checked as far as they can be seen safely and the loft where access is safe. If you’ve noticed failed flashings at walls and chimneys and gutters overflowing onto walls, a survey will tell you what’s going on, on blocks of flats, converted houses and shared roofs alike.
Somewhere as small as The Moor, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs frequently need the most attention.
Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Rented homes, blocks and businesses
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps when budgeting.
Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client.
When you need someone else
Some things cannot be seen without opening up the roof, so a survey has limits:
- Whether materials contain asbestos (a specialist asbestos surveyor’s job)
- Walls, floors and services beyond the roof
- A full structural assessment of the building
Not sure which survey suits your roof? You can ring 07833 053749 or email us and we will tell you before booking. What a survey covers and doesn’t.

How we price landlord roof surveys
Several things affect the price of a survey:
- Chimneys, valleys, parapets and other details
- The package you choose: Basic, Standard or Premium
- Roof area
- The number of roofs, including extensions and garages
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. What your roof costs depends on its size, access and what you want to find out.
What to tell us when you contact us
When you call or email, these details help:
- What made you get in touch
- Whether there is a loft hatch, a shared roof or tricky access
- Any marks or damp showing indoors
- Your postcode, so we can check access and travel
Buyers should book once an offer has been accepted, so there is time to use the report before exchange. Otherwise, simply ring 07833 053749 or drop us an email whenever suits you.
Landlord roof surveys around The Moor
Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. With Great Dixter about 4.8 miles south-east, The Moor sits in an area with a long building history. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.
If you own one of the older houses in the streets near Church of St Laurence, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Living close to Collingwood Nature Reserve is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall. Landlords with a home close to Etchingham station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
The Moor is about 12 miles north of Hastings, in Kent. Wherever you are in The Moor, we can come and survey your property, on a weekday, Saturday or Sunday. The Moor is one of the towns and villages in Kent where we work. You can also see our page for Maidstone.

Your questions about landlord roof surveys in The Moor
Do you survey roofs for landlords with property near Etchingham station?
Yes, rented property is part of what we cover. Just phone 07833 053749 or drop us an email and let us know about the building.
Does a conservation area affect roof work in The Moor?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
How long does the survey take?
It usually takes about one to two hours for a house, with bigger or more complicated roofs taking longer. You’ll then get the report by email.
Is it the same as a RICS Level 2 or Level 3 survey?
No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.
Are you insured?
Our cover is professional indemnity plus public liability.
Can you tell me if my roof has asbestos?
No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.
Does someone need to be in?
Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.
Checking the roof from the ground
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey.
What we do, step by step
Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit typically takes about one to two hours for most houses, or half a day or so for a commercial building. In a small place like The Moor, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- We start by agreeing the scope, roof by roof.
- We confirm which flats and loft spaces we need to get into, and you arrange access.
- Each roof is checked as far as it can be seen safely, including from inside where possible.
- Every defect we find is photographed and given a priority where relevant.
- You get a written condition report to help plan maintenance.
Before we arrive
- If you’re buying, let the agent know when we’re coming
- Check we can get to the back of the property
- Tell us about any leaks, stains or damp patches you know of
