Landlord roof surveys for homes and businesses in Paddock Wood

A roof over tenants or leaseholders frequently gets attention only when water comes in. Surveying the roof first helps you spot defects early so work can be planned, not rushed. You get a photo-illustrated written report to keep on file for the building. Many landlords and agents repeat it every few years to see how the roof is changing. If you’re worried about chimney stacks in poor repair and missing or loose roof coverings, we can find out what’s behind it, on gutters and downpipes, flat roofs on blocks and blocks of flats alike.

Trees around homes in smaller places like Paddock Wood drop leaves, twigs and moss onto roofs and into gutters. Blocked gutters overflow and soak the walls below. It is the kind of slow problem a roof report picks up early. Plants growing from a gutter or moss on the tiles are signs worth noting from the ground.

Nothing in the report is left vague: where something needs attention, it says so plainly.

The survey, step by step

We do not take risks to get a closer look. Everything that can be seen safely is inspected, and anything we can’t see is noted in the report. The survey usually takes about one to two hours for a single let house, with blocks of flats taking longer. Some parts of a survey depend on the weather, so a visit to Paddock Wood is booked with the forecast in mind: the parts that need calm, dry weather are planned around it.

  1. We start by agreeing the scope, roof by roof.
  2. Access to flats and the roof space is arranged with you in advance.
  3. We inspect each roof from safe vantage points, the roof space and the roof itself where safe.
  4. Defects are photographed and their urgency noted.
  5. The report sets out condition and recommendations to help you plan.

Advice

Paddock Wood questions

Is Paddock Wood within the area you cover?

Yes, Paddock Wood is covered. We work right across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.

Does a conservation area affect roof work in Paddock Wood?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Will you need to get into tenants’ homes?

Sometimes, yes. Where the loft or roof can only be reached through a home, we will need to go in so please give residents notice.

Will you fly a drone over my roof?

Where it’s applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.

Do you advise on who is responsible under the lease?

No. The lease normally decides who is responsible, and that’s a legal question. What we provide is a clear record of the roof’s condition to help those discussions.

Can you survey a shared roof?

Yes, if whoever owns or manages the building agrees access. On a shared roof we can only inspect the parts we are allowed to reach.

How long does a landlord roof survey take?

A visit normally takes roughly 1–2 hours for a house, and longer for a block or a building with several roofs. You will know roughly how long when we arrange it.

What happens if roof problems are left?

Finding a roof defect early usually means a smaller, planned job. Waiting for a leak can mean damage to ceilings, decorations and tenants’ belongings, plus urgent call-outs. Arranging work in a smaller place like Paddock Wood is easier with notice than in an emergency. Knowing early gives you time to get the right people in.

Landlord roof survey starts from £150, including VAT. What you pay depends on how big and how high the roof is, how it can safely be seen and the package you choose.

Tips from our surveys

Nothing here needs a ladder. A few suggestions:

  • Keep the loft hatch clear and reachable
  • Ask your managing agent about lease terms
  • Put urgent roof work at the top of the list
  • Survey the roof on a regular cycle

How soon the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Agents often choose the package that suits the building.

Encourage residents to tell you about leaks or damp right away. The sooner you know, the smaller the problem usually is.

Common roof problems in Paddock Wood

A single building may have pitched roofs, flat roofs and rear additions. Each wears differently and the smaller roofs are easy to forget.

Things that frequently lead to a survey include:

  • Gaps where tiles or slates have slipped
  • Damaged party-wall upstands or parapets
  • Ponding or splits on flat roofs
  • Loose ridge or hip tiles

Anyone responsible for a site like Paddock Wood Primary School will know that a written record of a large roof helps plan work for the holidays rather than in term time.

Questions to ask before booking

  • How soon the report will arrive
  • What insurance they carry
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • How long they’ve been surveying roofs

What to expect from a roof survey

For landlords and managing agents

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we will plan the survey around it.

If the property is let, the agent or a tenant can let us in, at a time agreed ahead of time. Surveys run seven days a week, which can make access easier.

Landlord roof surveys in Paddock Wood: local notes

Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Knowing the covering helps explain which parts of a roof are likely to need work first. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent.

Homes near green spaces like Foal Hurst Wood can get more leaves in their gutters in autumn. For an older house near a landmark such as St Andrew's Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
