Independent landlord roof surveys in Capel

For landlords and managing agents

If the property is let, the agent or a tenant can let us in. We survey on weekdays and at weekends, which helps when tenants work during the week.

We survey roofs for landlords and agents as well as homeowners. The report gives you a dated record of the let or shared roof, with photographs.

Landlord roof survey in Capel

The lease typically decides who is responsible for the roof and who pays. We can’t advise on what your lease says, but our report gives everyone an independent record of condition. It helps owners and managers discuss the next steps from the same facts. The report sets out what we saw, with photos and recommendations. We survey gutters and downpipes, rented houses and blocks of flats, and people most often book us about mortar falling from ridges and verges and ponding or splits on flat roofs.

Somewhere as small as Capel, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is typically the chimneys and lead flashings that need work first.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Should I look at the roof myself first?

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey.

A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

What happens on the day

We check the roof from outside and, where it’s relevant and there is safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey normally takes about one to two hours at a typical home, while a commercial roof takes nearer three to four hours. Older rural homes like those around Capel can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely.

  1. We agree which roofs and which parts of the building are included.
  2. Access to flats and the roof space is arranged with you ahead of time.
  3. The roofs are inspected from ground level, vantage points, the roof space and the roof where it is safe.
  4. Defects are photographed and their urgency noted.
  5. The report sets out condition and recommendations to help you plan.

What affects the price in Capel

All our prices include VAT. What changes the price is:

  • Any need for thermal images or a drone flight
  • Whether it is a home or a commercial building
  • How many separate roofs there are, such as extensions, dormers and garages
  • Building height and the viewpoints available

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before you book.

Why act early in Capel

On a shared roof, disagreements are easier to settle with a clear record. Without one, each party may have a different view of what’s wrong. Outbuildings and barns around Capel are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, inc. VAT. We will tell you which package suits the questions you have.

Capel homes and their roofs

There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If you own a rental within reach of Paddock Wood station, a roof report helps you deal with small faults before they turn into a call from a tenant. Take a building like Capel Primary School: a written record of a large roof helps plan work for the holidays rather than in term time. If you live near a park such as Foal Hurst Wood, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls.

Capel questions

Will you come out to Capel?

Yes, Capel is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Can a landlord with a rental near Paddock Wood station book a roof survey?

Yes, rented property is part of what we cover. Just ring 07833 053749 or email us and let us know about the building.

Can you survey a shared roof on a terrace or converted house?

Yes, we survey shared roofs often. We can only inspect neighbouring parts from where we are allowed to be, and the report says so.

Which days do you carry out surveys?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.

Do you use drones?

Yes, where it applies and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.

Can you survey in bad weather?

A survey can usually go ahead in light rain, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we’ll agree a new date if the weather is not suitable.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.

What we look for on each type of roof

Gutters and downpipes

Valley and box gutters on blocks can overflow inside. We give them close attention.

Party-wall upstands and parapets

A parapet can hide a gutter that’s hard to see. They’re checked where safe access allows.
