For landlords and managing agents

Landlords and agents in Capel book surveys as well as homeowners. The report gives you a dated record of the leaking roof, with photos, which helps you plan work between tenancies.

Roof leak investigation in Capel

Water is good at hiding where it gets in. It can run along a rafter, a batten or the underlay before it drips, so the stain on your ceiling is seldom right under the hole. Our leak investigation traces it back. Patching the spot above the stain often misses the real cause. Finding the route first lets the repair go where it’s needed. We’re frequently asked to look into drips in the loft during heavy rain and ceiling stains that grow after rain, across valleys and parapet gutters, flat roof details and chimney stacks.

Roofs in small places like Capel often stand in the open, so storms hit ridges, verges and chimneys hard. Damp in old stone, brick or timber walls is slow to dry out, which makes finding the cause quickly worthwhile. A record with photos is useful if you need to show the damage to anyone else.

The report is written in plain words, so you do not need to be a roofer to follow it. Each point is backed by a photo where possible.

Capel questions

Do you carry out roof surveys in Capel?

Yes. We survey roofs across London and South East England, and Capel is part of that. You can call 07833 053749 or email us with the address and some details.

Is Capel within the area you cover?

Yes. Capel is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Is it a leak or condensation?

Many apparent leaks turn out to be condensation. A leak typically shows in one area and follows rain, while condensation is frequently spread out and worse in cold weather. We tell you which it is most likely to be.

Do you carry professional indemnity insurance?

Every survey is covered by professional indemnity and public liability insurance.

How experienced are you?

Over 5,000 surveys so far, across 20+ years of surveying roofs, with 98% customer satisfaction.

How soon will I get the report?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed.

Can you find a leak when it is not raining?

In most cases, yes. Damp materials can be found without rain. If a leak only appears in driving rain from one direction, we will tell you what we found and what’s most likely.

What we do, step by step

We look at the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey normally takes about 1–2 hours, more where the leak is intermittent or the roof is large. In a hamlet or village like Capel, a postcode doesn’t always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. You get in touch with details of the leak and any photos.
  2. Inside, we check the damp area and the loft space above it.
  3. Likely entry points outside are looked at, from flashings and valleys to gutters and outlets.
  4. Where it helps, we take moisture readings and use thermal imaging.
  5. You receive a written report with photos showing the likely source and what needs attention.

Tips from our surveys

Small things make a difference, both for the survey and for the roof itself. Our tips:

  • Do not climb onto the roof to look
  • Tell us if there are tanks or pipes in the loft
  • Check the loft is accessible
  • Do not touch fittings that water is reaching

Keep the report after the work is done. If the leak returns, it’s a useful record of what was found, which makes the next step quicker.

Have flashings and flat roofs looked at every few years. They’re where most leaks start, and catching wear early keeps water out.

Leave it or get it looked at?

Water damage grows the longer it’s left. Damp spreads into rafters, ceilings and insulation. Finding the source early keeps the damage down. For older village homes like those around Capel, the right replacement materials aren’t always easy to find quickly. Spotting a problem early leaves room to find them.

What a roof leak investigation looks like in Capel

Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Knowing the roof type helps narrow down where water may be getting in.

If you own a rental within reach of Paddock Wood station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused. Homes near green spaces like Foal Hurst Wood can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls. Take a building like Capel Primary School: on a building that size, finding the source of a drip means looking well beyond the stain.

What a survey costs

We confirm the price for your survey before you book. This is what makes a difference:

  • How many separate roofs there are, like extensions, dormers and garages
  • If the survey needs thermal imaging or a drone
  • Building height and the viewpoints available
  • Basic, Standard or Premium

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We will give you the figure before anything is booked.

What to tell us when you contact us

If you can, have these to hand when you get in touch:

  • When you need the report by
  • The kind of building and roof involved
  • Anything about access we should know
  • Pictures of the roof from a safe spot, if you have them

For a price for roof leak investigations in Capel, ring 07833 053749 or email us. The address, the type of property and what you’d like to know help us give you an accurate price.

What we can’t see

A survey is a proper look at the leaking roof, but it cannot do everything. The main limits are:

  • Leaks from plumbing, tanks or pipework rather than the roof
  • The repair itself (the investigation finds and reports the cause)
  • Defects hidden under coverings or inside walls without opening up

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we’ll tell you. The full list of what we check.
