Roof leak investigations near Colt's Hill

About our roof leak investigation in Colt's Hill

Some leaks only appear in certain weather. Driving rain from one direction, melting snow or a gutter that overflows in a downpour can all set it off. Notes on when it leaks, and what the weather was doing, help us, along with any photos you’ve taken. We look for the clues it leaves behind, such as tide marks, stained timbers and damp underlay. Moisture readings show where materials are still wet. Typical surveys look at damp on a chimney breast and water coming in around a roof light or dormer, on flat roof details, chimney stacks and slate and tile slopes.

In a village or hamlet like Colt's Hill, older cottages and farmhouses frequently have roofs that have been patched over many years. A new leak may be fresh damage or the latest sign of long-term wear, and the difference matters, particularly to an insurer. We check what can be seen safely and set out what we find. Older walls and timbers hold water for a long time, so it is worth finding the cause soon.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Landlords, agents and block managers in Colt's Hill

Letting agents can arrange access with tenants. We survey on weekdays and at weekends, which helps when tenants work during the week.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

What we can’t see

To be straight with you, there are limits to any roof survey:

  • Defects hidden under coverings or inside walls without opening up
  • Structural calculations (that is a structural engineer’s job)
  • A promise to find every leak on a single visit

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we’ll tell you. What a survey covers and doesn’t.

What this survey covers

  • Chimney stacks
  • Rooflights and dormers
  • Lead flashings
  • Valleys and parapet gutters
  • Flat roof details
  • The roof space
  • Slate and tile slopes

What we look for on each type of roof

Slate and tile slopes

A gap in the coverings exposes the underlay. Older felt may hold for a while, but it tears with age.

Chimney stacks

A stack has several possible ways in for rain. We check each one as far as we can safely see, and look for damp on the breast inside.

Roof leak investigations around Colt's Hill

Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Knowing the roof type helps narrow down where water may be getting in. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there.

Homes near green spaces such as Foal Hurst Wood can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching. If yours is one of the older homes in the streets near Five Oak Green Church, water on an older roof tends to find its way in at the lead, the valleys or the chimney. For landlords with property near Paddock Wood station, a clear finding on where water gets in helps you brief a roofer straight away.

What we do, step by step

We will ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes an hour or two on an ordinary house, or half a day or so for a commercial building. In a small place like Colt's Hill, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. You let us know where the water appears, when, and what the weather was doing.
  2. We examine the damp area and the rooms near it.
  3. From the loft space, we trace the water’s route where there’s safe access.
  4. We inspect the likely entry points outside, from ground level, windows and the roof where safe.
  5. We email a written report showing where the water most likely gets in.

Getting ready for the survey

  • Leave a clear route to the loft
  • Make a note of anything you’d like us to look at
  • For flats, check roof access has been agreed

Advice

Colt's Hill: your questions answered

Do you cover smaller places like Colt's Hill?

Yes, smaller places are covered as well as towns. We work right across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Is my home in Colt's Hill listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

How long will you be at the property?

The visit typically takes roughly 1–2 hours, more where the leak is intermittent or the roof is large. We’ll confirm what to expect when we arrange the visit.

Are you insured?

Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.

Does the report include photos?

Yes, every report has them. Pictures sit next to the findings they show, so you can see what we mean.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. Roofs over flats are often shared, so the building owner or managing agent needs to agree access. We inspect only the parts we’re allowed to reach.

What happens next?

You receive the written report by email, with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

Why get it checked now?

Wet insulation does not insulate well. Insulation can soak up water quietly before anything shows below. Catching it early limits what has to be replaced. For an older or listed building in a place like Colt's Hill, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.

Should I look at the roof myself first?

A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
