Roof leak investigations for Foley Park homes and businesses

About our roof leak investigation in Foley Park

On a flat roof, water can travel a long way under the covering. Common causes are splits and blisters, tired upstands and outlets that do not drain. Standing water puts extra pressure on every weak point. We check the roof surface and the ceiling below to narrow it down. Flat roofs over extensions, garages and dormers are frequent sources of leaks. Felt often lasts around 15 to 20 years, so age is part of the picture. We survey chimney stacks, valleys and parapet gutters and flat roof details, and the problems we’re asked to look at most are water coming in around a roof light or dormer and damp patches next to the stack.

Chimney stacks on older houses around places like Foley Park can let water in, at the flashings, the pointing or the mortar round the pots. Damp in a chimney breast can have more than one cause, so it isn’t always obvious where it starts. It is worth looking at the stack from outside and at the timbers beside it in the loft.

It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

What a roof leak investigation looks like in Foley Park

Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Knowing the roof type helps narrow down where water may be getting in. About 2.9 miles south-east lies Stoneacre, a reminder of how long the area around Foley Park has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.

If you look after a shop, office or commercial unit, for example near The Mall Maidstone, water through a ceiling can damage stock and close a sales floor, so the source needs finding fast. Trees in and around Vinters Valley Park shed leaves that can end up in nearby gutters.

Foley Park is about 1 mile north of Maidstone, in Kent. Foley Park gets the same service as everywhere else we work: a careful inspection, photos and a written report. Our Kent coverage includes Foley Park.

All of ME14, ME15 and ME16 is covered for roof leak investigations. Streets in the area include Well Road, Rock Road and Byron Road, all of which we cover. Foley Park sits on or near the A249, which makes travel easy. We also cover the places around Foley Park: Penenden Heath (1 mile north-east), Harbourland (1 mile north), Grove Green (1 mile east), Ringlestone (1 mile north-west) and Maidstone (1 mile south). Within a short drive, we also cover Sittingbourne (10 miles north-east), Sevenoaks (15 miles west), Royal Tunbridge Wells (15 miles south-west), Gravesend (12 miles north-west), Tonbridge (12 miles south-west) and Northfleet (13 miles north-west).

When to book a survey in Foley Park

Flashings are one of the commonest sources of roof leaks. Lead or mortar closes the gap wherever a roof meets a wall, chimney or dormer. When lead lifts or splits, or a mortar fillet cracks, rain runs straight in.

A survey makes sense if you’ve noticed:

  • Ceiling stains that grow after rain
  • Wet patches on loft insulation
  • Damp on a chimney breast
  • Water that shows only in certain storms

Landlords with a home close to Maidstone East station may find that a tenant living with a leak needs the cause found, not just the stain painted over.

Questions to ask before you book

  • Whether the loft is part of the inspection
  • Will the report include photos?
  • How long the report takes to arrive
  • Are they insured for the work?

What to expect from a roof survey

Foley Park: your questions answered

Do you cover smaller places like Foley Park?

Yes. Foley Park is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Does a conservation area affect roof work in Foley Park?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Can you survey at the weekend?

Surveys run seven days a week. To arrange a date, call 07833 053749 or send us an email.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. Roofs over flats are often shared, so we need permission from the building owner or managing agent. We can only inspect what we’re given access to.

What happens after the survey?

The report comes by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.

Do I have to be there for the survey?

That depends on the survey. For inside areas and the roof space, someone has to give us access.

What should I do before you arrive?

Note when the leak appears and what the weather was doing. Clear access to the loft. If water is near any fittings, have an electrician check them.

What we look for on each type of roof

Flat roof upstands and outlets

Each flat roof relies on its outlets to drain. A blocked outlet leaves water standing, which tests every joint. Outlets and the area around them are looked at.

Slate and tile slopes

A gap in the coverings exposes the underlay. Older felt may hold for a while, but it tears with age.

Why it is worth a survey now in Foley Park

A small drip today can be a bigger leak after the next storm. Each storm can open a gap a little more. Tracing it now lets you plan the work rather than react to it. On a bungalow or cottage around Foley Park, the roof sits close to the rooms below, so water can show inside quickly once it gets past the covering. Finding the cause first saves a second job inside.

The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 inc. VAT. We can help you choose the package that fits what you need to know.

When you need someone else

Every survey has limits, and it’s better to know them up front. Keep these in mind:

  • Leaks from plumbing, tanks or pipework rather than the roof
  • Structural calculations (that is a structural engineer’s job)
  • A promise to find every leak on a single visit

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we will tell you. The full list of what we check.

What this survey covers

  • Lead flashings
  • Flat roof details
  • Slate and tile slopes
  • Valleys and parapet gutters
  • Rooflights and dormers
  • The roof space
  • Chimney stacks

Tips from our surveys

Getting the most from a roof leak investigation starts before we arrive and carries on afterwards. Tips:

  • Take dated photos of the leak
  • Keep water away from lights and sockets
  • Record whether it leaks in every downpour or only some
  • Mention any plumbing above the damp area

If there are several possible sources, we list them in order of likelihood. Recommendations are prioritised by urgency where relevant, so you know what to deal with first.

After a downpour, look in the roof space with a torch, keeping to boarded areas. Watch for water marks, wet underlay and damp wood. Take photos of anything that changes.

How it works

Before we start, let us know why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. Most visits take about 1–2 hours, more where the leak is intermittent or the roof is large. In a smaller place like Foley Park, as anywhere, the forecast plays a part: the parts that need calm, dry weather are planned around it.

  1. You let us know where the water appears, when, and what the weather was doing.
  2. We examine the damp area and the rooms near it.
  3. From the roof space, we trace the water’s route where there is safe access.
  4. We inspect the likely entry points outside, from the ground, windows and the roof where safe.
  5. We email a written report showing where the water most likely gets in.

Before we arrive

  • Clear the way to the loft hatch
  • If the roof is shared, arrange access with whoever manages the building
  • Note where any stains or damp appear
