What affects the cost of roof leak investigations

Not every roof costs the same to survey, and it comes down to:

  • Any need for thermal images or a drone flight
  • House, block, shop or office
  • Which survey package you book
  • Features like valleys, chimneys, dormers and parapets

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you need to know.

What to let us know when you get in touch

These details help when you contact us:

  • The address and postcode of the property
  • Pictures from the garden or a window, if you have them
  • The style of property, from a terrace to a block
  • Any deadline, like an exchange date

To book a survey, call 07833 053749 or email us and tell us the address and what’s prompted the survey. We’ll confirm the price before booking.

Roof leak investigations for homes and businesses in Harbourland

We investigate roof leaks in Harbourland and across London and South East England. We visit on any day of the week. The investigation covers inside and out, from the stain to the likely entry points. You get a written report with photographs and recommendations. If it’s leaking right now, contain the water and keep it clear of electrics, then ring 07833 053749 or use the contact form. Common reasons to book are water coming in around a roof light or dormer and leaks that appear only in driving rain, across flat roof details, the roof space and lead flashings.

Roofs in small places like Harbourland frequently stand in the open, so storms hit ridges, verges and chimneys hard. Once water gets into older walls, it takes a long time to dry, so it pays to find the cause quickly. A written record also helps if you need to explain it to anyone else.

Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

What we look for on each type of roof

Parapet and box gutters

We check the linings, joints and outlets where we can see them safely, and look for signs of past overflowing.

Slate and tile slopes

On slate roofs, corroded nails let slates slip. Even a single gap can let water in.

What you can safely check yourself

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

How it works

It helps to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. The visit typically takes roughly 1–2 hours for a house, and longer for a large or complex roof. For a village or hamlet like Harbourland, the journey is planned ahead of time: let us know about lanes, gates and parking. On the day, we inspect what can be seen safely, inside and out.

  1. We help you choose the package that suits the leak.
  2. We agree a date, including weekends.
  3. We inspect inside and out, starting from the stain.
  4. Where it is useful and included, we take moisture readings and use thermal imaging.
  5. The report explains the likely entry point and what needs attention.

Preparing for the visit

  • Make sure we can get to the back of the property
  • Dig out any old roof reports or invoices
  • Make a note of anything you’d like us to look at

Advice

Harbourland roofs and the weather

Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. The covering and its details give the first clues when tracing where water is coming from. The wider area around Harbourland has a long history of building, with Stoneacre about 3.3 miles south-east. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

If you look after a shop, office or commercial unit, for example near The Mall Maidstone, a leak can close part of a shop or office, so finding the cause quickly matters. For an older house near a landmark such as St Paul's Church, leaks on older roofs often start at lead flashings, valleys or around old chimney stacks. Anyone responsible for a site like Sandling Primary School will know that a leak through a large roof is often found some distance from where the water shows inside.

Harbourland is about 2 miles north of Maidstone, in Kent. We survey roofs in Harbourland across London and South East England. Our area takes in places right across Kent, large and small.

FAQs for Harbourland

Will you come out to Harbourland?

Yes, Harbourland is covered. Our area covers London and South East England, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.

Do you carry out roof surveys in Harbourland?

Yes. We survey roofs across London and the South East, and Harbourland is part of that. Just phone 07833 053749 or use the contact form and let us know about the property, and we’ll talk through which survey suits.

Is this a RICS survey?

No. We look at the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.

Can you survey at the weekend?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.

Does someone need to be in?

Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you when you book.

Does the investigation include the repair?

The investigation is about finding the cause. The repair is not part of it. You get a report with photos showing where the water is getting in and what needs attention, which whoever carries out the work can follow.

Is it a structural engineer’s report?

No. We are roof surveyors, not structural engineers. We will recommend an engineer if we see signs that call for one.

Why act early in Harbourland

Leaks tend to get worse, not better. Each storm can open a gap a little more. An investigation now gives you time to plan the work. Where a roof is exposed, as many are in small places like Harbourland, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

All our prices include VAT. Roof leak investigation starts from £150, including VAT. You’ll know the price for the job before you book.

Tips from our surveys

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Take dated photos of the leak
  • Put a bucket under the drip and move valuables
  • Check whether pipes or tanks run near the stain
  • Stay off ladders and the roof

Any roofer you ask to quote can work from the report. They’ll see exactly where the problem is, rather than at the stain.

After a storm, check the roof from the garden and the street. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Small faults dealt with quickly rarely become leaks.
