Landlord roof survey in Whetsted

We survey let and shared roofs in Whetsted and across London and South East England. Time on site typically takes roughly 1–2 hours at a typical home, or half a day or so for a commercial building. We inspect from the ground, vantage points, the loft space and the roof where it is safe, and by drone where it’s applicable. You then get a photo-illustrated written report. If you are worried about loose ridge or hip tiles and gutters overflowing onto walls, we can find out what’s behind it, whatever the roof.

Some older homes in villages like Whetsted are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Why get it checked now?

Tenants can only report what shows inside. By the time a stain appears, water may have been getting in for a while. We check the roof, not just the symptoms. Older and listed buildings around Whetsted may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.

The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 with VAT included. We’ll tell you which package suits the questions you have.

Why us?

  • Drone and thermal imaging surveys available
  • 98% customer satisfaction
  • A photo-illustrated written report

Landlord roof surveys around Whetsted

Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list.

Anyone responsible for a site like Paddock Wood Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other. The streets around a church such as Five Oak Green Church are often among the oldest in a place, and if your house is among the older ones nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look. For landlords with property near Paddock Wood station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Whetsted questions

Do you cover smaller places like Whetsted?

Yes, Whetsted is covered. We work right across London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.

How do I find out if my home in Whetsted is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

What does a block roof survey cost?

Our price is from £150, including VAT. The building’s size, roofs and access all affect the price. To get a price, phone 07833 053749 or send us an email.

What insurance do you have?

Every survey is covered by professional indemnity and public liability insurance, and details are available on request.

Can you tell me if my roof has asbestos?

No. We do not carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Who normally books a landlord or block roof survey?

We work for landlords, letting agents, managing agents and freeholders along with residents’ and RTM management companies. Owners in a shared building book it too.

Does the weather affect the survey?

A survey can typically go ahead in light rain, and it can even help show where water is getting in. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so we’ll agree a new date if the weather isn’t suitable.

Rented homes, blocks and businesses

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out by urgency where it matters, which helps with budgets and planning.

With a portfolio of properties, you can book surveys for several addresses. To discuss a number of properties, phone 07833 053749 or use the contact form with the addresses.

What a landlord roof survey does not cover

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Areas behind locked flats or blocked hatches
  • The rest of the building, as a RICS Level 2 or 3 survey would
  • Who pays under the lease (that’s a legal question)

If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we’ll give you a straight answer. What our survey covers.

What this survey covers

  • Flat roofs on blocks
  • Blocks of flats
  • Converted houses
  • Rented houses
  • Shared roofs
  • Gutters and downpipes

How we price landlord roof surveys

When we price a survey, we consider:

  • How tall the building is and how easy the roof is to see
  • Whether you choose the Basic, Standard or Premium Survey
  • Whether thermal imaging or a drone is needed
  • House, block, shop or office

To find out what your survey will cost, ring 07833 053749 or use the contact form and tell us about the roof. The price is agreed before a date is set.

What we need to know

The more you tell us, the easier it is to price the survey. When you contact us, tell us:

  • Pictures of the roof from a safe spot, if you have them
  • Any stains, drips or damp patches you’ve seen indoors
  • The reason for the survey, such as buying, a leak or storm damage
  • The type of building and roof, such as pitched or flat

Booking is simple: just phone 07833 053749 or use the contact form and give us some details about the property and we will explain which survey suits. We confirm the price before anything is booked.

Different roofs, different checks

Gutters and downpipes

Blocked gutters cause many leaks into top-floor flats. We check gutters, outlets and downpipes as far as can safely be seen.

Shared chimney stacks

Many terraces and conversions have shared stacks. We check pots, flaunching, pointing and flashings as far as can be seen.

The survey, step by step

On the day, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can safely be seen, from ground level, from windows, in the roof space and by drone where applicable. Most surveys take about 1–2 hours for a single let house, with blocks of flats taking longer. Somewhere like Whetsted needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect whatever is safely visible, inside and out.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. Access to flats and the loft space is arranged by you or your agent.
  3. Each roof is checked from safe vantage points and inside where possible.
  4. We photograph defects and note how urgent they look.
  5. A written condition report follows to help you plan.

How to prepare

  • Mention any parking restrictions on your street
  • Find any records of previous roof work
  • Keep pets out of the way during the survey
